NOTICE OF TRUSTEE’S SALE OF REAL ESTATE SITUATE IN TAZEWELL COUNTY, VIRGINIA In execution of the deed of trust, dated October 10, 2003, from Bobby Koen and Rita Koen to James W. Dudley and Kelly C. Necessary, as trustees, of record in the Office of the Clerk of the Circuit Court of Tazewell County, Virginia, in Deed Book 892, at page 44, the undersigned trustee will offer for sale at public auction on November 29, 2016, at 10:00 a.m. at the front door of the Bluefield, Virginia Town Hall, 112 Huffard Drive, Bluefield, Virginia: PARCEL NO. 1: All that certain lot designated as LOT NO. 3 as shown on map of “Rollins Hollow Addition to the Town of Graham (now Bluefield), Virginia”, of record in the Clerk’s Office of the Circuit Court of Tazewell County, Virginia, in Deed Book 62, page 202, being plat card 334, and which said lot is more particularly bounded and described as follows: “BEGINNING at a point N. 75? 50′ E. 100 feet from the southwest corner of Lot No. 1 and being the southwest corner of Lot No. 3 as shown on said map; thence N. 23? 30′ W. 350 feet to a point; thence N. 64? 30′ E. 50 feet to a point; thence S. 23? 30′ E. 360 feet to a point in Bluefield Avenue; thence S. 75? 50′ W 50 feet to the BEGINNING.” Tax map: 024-A4-09-01-0003 Address: 123 Rollins Street, Bluefield, Virginia PARCEL NO. 2: The following described real estate, together with the impovements thereon and appurtenances thereunto belonging, situate in the Town of Bluefield, Tazewell County, Virginia, more particularly bounded and described as follows: ‘LOT NUMBER TWELVE (12), in SECTION NUMBER SIXTEEN (16), as the same appears upon a map of lots of a part of the said Town of Bluefield, with certificate by Graham Land and Improvement Company, known as ‘Plan B;’ , of record in the Clerk’s Office of the Circuit Court of Tazewell county, Virgin ia, in Deed Book 29, page 13, to which map reference is here made.” This conveyance is made subject to any and all easements, conditions, restrictions and covenants now of record in said Clerk’s Office, to the extent that the same may lawfully affect the property herein conveyed and subject to such matters as would be revealed by a careful inspection of the premises.
