NOTICE OF TRUSTEE’S SALE NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, Pill & Pill, PLLC, by that certain Deed of Trust dated March 12, 2004, executed by Borrower(s), David K Sewell and Sheryl A Sewell, to John R. Lukens, the Trustee of record in the office of the Clerk of the County Commission of Raleigh County, West Virginia, in Book 5012, at Page 4349. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 310 South Pike Street, Beckley, WV 25801. Pill & Pill, PLLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated August 31, 2015, of record in the Clerk’s Office in Book 5059, Page 9610. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Raleigh County, in Beckley, West Virginia, on the following date: August 24, 2016 at 1:40 p.m. The property is described as of that certain lot or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in City of Beckley District, Raleigh County, West Virginia, and being more particularly described as follows: The surface of that lot or parcel of land situated in the City of Beckley, Raleigh County, West Virginia, and more particularly being the surface of Lot No. One Hundred and Seventy-One (171) of the Mid-City Addition to the City of Beckley and Town of Mabscott, and shown and designated as such upon a map of said Addition filed of record in the Office of the Clerk of the County Court of Raleigh County, West Virginia, in Deed Book 71, at page 349, to which map express reference is hereby made for a more particular description of the lot herein conveyed. And being the same property acquired by David K. Sewell and Sheryl A. Sewell. by Deed dated March 1, 2004 from Buster Williams, Jr. and Gary Williams, to be recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, prior to or simultaneously herewith. A copy of any notice of foreclosure sale shall be served on Grantors by certified mail, return receipt requested at the following address: 310 South Pike Street, Beckley, WV 25801, or at such other address as may be given to Lender in writing by Grantors subsequent to the execution and delivery of this deed of trust. Being the same property conveyed to David K Sewell and Sheryl A Sewell by the Deed dated April 12, 2004 and recorded in Deed Book 5011 at Page 6718 in the Office of the Clerk of the County Commission of Raleigh County, West Virginia.
