TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Trustee, by virtue of the authority vested in him by that certain Deed of Trust dated October 24, 2013, and duly recorded in the Office of the Clerk of the County Commission of Ohio County, West Virginia, in Deed of Trust Book 1472, at Page 269, Brent Steven Liner and Nancy George Liner did convey unto Richard A. Pill, Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Ohio County Courthouse, in Wheeling, West Virginia, on
Wednesday, August 17, 2016, at 11:30 AM
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Wheeling District, Ohio County, West Virginia, and more particularly described as follows:
The following described property, situated in the City of Wheeling, Triadelphia District, Ohio County, West Virginia, that is to say:
All of Lot Numbered Forty-five (45) and part of Lot Numbered Forty-four (44), in the parcel of land laid out into lots by C. Albert Keim, Trustee, and now known as “Echo Point”, a plat of which is recorded in the office of the Clerk of the County Commission of Ohio County, West Virginia, in Plat Book No. 1, at page 38, said property being more particularly bounded and described as follows:
Beginning at the point in the north line of Maple (formerly Hawthorne) Avenue, which is the southwest corner of said Lot Numbered Forty-five (45); thence running northeastwardly binding on Alley Four (4), shown on said plat, 163.57 feet; thence running westwardly binding on Alley Two (2) shown on said plat, 90 feet and 4 ½ inches; thence running southwardly 136 feet, more or less, to a point in Maple Avenue where the line between said Lots Numbered Forty-four (44) and Forty-five (45) intersects said north line of Maple Avenue; and thence running eastwardly 31.55 feet to the place of beginning; together with all the buildings and improvements situated thereon and thereunto belonging.
This conveyance is subject, however, to fifteen (15) foot building line which has been established and shown on said plat.
This conveyance is subject to any and all exceptions, reservations, restrictions, conditions, covenants and easements and shown on all prior Deeds of conveyance or other instruments of record.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 120 Maple Avenue, Wheeling, WV 26003.

AND BEING the same real estate which was conveyed to Brent Steven Liner and Nancy George Liner, by deed dated September 25, 2013, from Brandon Collins and Meghan Collins and recorded in the Office of the Clerk of the County Commission of Ohio County, West Virginia, in Deed Book 863, at Page 219.
The above described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
