The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated October 29, 2014, and duly recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed of Trust Book 1844, at Page 466 and re-recorded in Deed of Trust Book 1862, at Page 867, Jennifer R. Tom did convey unto David G. Palmer and James C. Gardill, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC, as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wood County Courthouse, in Parkersburg, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Parkersburg District, Wood County, West Virginia, and more particularly described as follows:

 

BEGINNING at an iron pin found at the southwest corner of Tract 152, where the north east corner of 7th Avenue and Thomas Street bears N. 85 08á 06ã W. a distance of 134.00 feet, THENCE N. 04 48á 34ã E. a distance of 155.81 feet to an iron pin found on the south side of a 20 foot wide alley at the northwest corner of Tract 152; THENCE N. 88 37á 01ã E. a distance of 100.66 feet to a mine bolt found at the northeast corner of Tract 153 and the northwest corner of Tract 154, passing a pipe found at 50.55 feet; THENCE S. 04 49á 56ã W. a distance of 166.76 feet to a mine bolt found on the north side of 7th Avenue at the southeast corner of Tract 153; THENCE N. 85 08á 06ã E. a distance of 100.01 feet to the Point of Beginning, containing 0.3704 acres, more particularly shown on the plat of survey made by Charles F. Hughes, Jr., Professional Surveyor No. 872, dated September 30, 2007, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Plat Book 1A, at page 668. Being all of Lot No. 31 as shown on a plat of G.W. Wentz 2nd Addition to Charlotte, said plat being of record in the aforesaid Clerkás Office in Plat Book 1, at Page 29, to which plat reference is here made and had for a more particular description of said lot.

 

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2509 7th Avenue, Parkersburg, WV 26101.

 

AND BEING the same real estate which was conveyed to Jennifer R. Tom by Deed dated October 29, 2014, from Abigal E. Ruble, and recorded in the Office of the Clerk of the County Commission of Wood County, West Virginia, in Deed Book 1221, at Page 500.

 

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in âAS ISã condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10{4ceb532c6f579389df471c6c1e832caf2346b74dc60fcbf6aabd4d29df3baf9c}) of the purchase price as a cash deposit with the balance due and payable within 30 days of the day of sale.
