NOTICE OF TRUSTEE’S SALE NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated October 27, 2009, executed by Borrowers, Jeffrey T Hammons and Kandi D Hammons, to D. Kevin Moffatt, the Trustee of record in the office of the Clerk of the County Commission of Kanawha County, West Virginia, in Book 3686, at Page 73. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 49 Reamer Rd, Clendenin, WV 25045. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated March 16, 2022, of record in the Clerk’s Office in Book 4575, Page 774. The borrowers defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Kanawha County, in Charleston, West Virginia, on the following date: 21st day of April, 2022 at 12:00 p.m. All the surface only of the following described lot or parcel of land, together with any improvements thereon and the appurtenances thereunto, belonging, situate in Big Sandy District, Kanawha County, West Virginia, on the south side of the Elk River just above the Town of Reamer, being a portion of Lot No. Three (3) of the P.C. KEELY – WV PS NO. 972…dated OCTOBER 2, 2000”, a copy of which is attached to said deed. Being the same property conveyed unto Leon Huffman and Juanita Huffman, his wife, from Phyllis Mac Hays, widow, by deed dated October 4, 2000 and recorded on October 5, 2000, in the office of the Clerk of the County Commission of Kanawha County, West Virginia in Deed Book 2511, at page 280, and also being the same property conveyed unto Jeffrey T. Hammons and Kandi D. Hammons, husband and wife, from Juanita Huffman by deed dated October 29, 2009 and recorded in Deed Book 2756 at Page 614 in the Office of the Clerk of the County Commission of Kanawha County, West Virginia. References to said map and deeds are made for a more particular description of the property conveyed herein. This conveyance is made subject to any and all reservations and exceptions contained in prior deed of record on the chain of title hereto.
