NOTICE OF TRUSTEE’S SALE NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated August 24, 2020, executed by Borrowers, Cheryl Kalos and Nicholas R. Kalos, to Andrew C. Skinner, the Trustee of record in the office of the Clerk of the County Commission of Kanawha County, West Virginia, in Book 4444, at Page 942. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1905 Huber Rd, Charleston, WV 25314. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated April 12, 2022, of record in the Clerk’s Office in Book 4581, Page 845. The borrowers defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Kanawha County, in Charleston, West Virginia, on the following date: 24th day of May, 2022 at 12:00 p.m. all that certain lot or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in Loudon District, Kanawha County, West Virginia, and being all of Lot No. Thirty-one (31), Section One, Woodland Heights, as shown and designated on that certain map entitled, “Section One, Woodland Heights, Loudon District, Kanawha County, West Virginia, Scale: 1″ =50`, J. H. Milam, Inc., Consulting Engineers, Dunbar, West Virginia, September 7, 1955,” which map is filed and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Map Book 18, at pages 50 and 51, together with the right to use for ingress and egress the streets, roads and alleys in said subdivision, and the right to connect with and use the sanitary sewer system for said Woodland Heights. And being the same property conveyed unto Charles E. King, Jr. and Virginia A. King, married, as joint tenants with the right of survivorship and not as tenants in common, by William E. Dawson and Joann Carol Dawson, his wife and Clarence W. Moore, Jr., unmarried, by deed dated August 6, 1960, of record in the aforesaid Clerk`s Office in Deed Book 1317, at page 37. The said Charles E. King, Jr., died a resident of Kanawha County, West Virginia, on December 4, 1972, title to the property hereby conveyed having vested in his spouse, Virginia A. King, by virtue of the survivorship clause in said deed. The said Virginia A. King, died testate a resident of Kanawha County, West Virginia, on June 22, 2019, and by her Last Will and Testament of record in the aforesaid Clerk`s Office in Will Book 945, at page 699, devised the property herein conveyed unto, Andrea M. Whiting and Zachery S. Hill, the first parties hereto; and being also the same property conveyed unto Nicholas R. Kalos and Cheryl Kalos, his wife, by Andrea M. Whiting and Zachery S. Hill by deed date August 6, 2020 to be recorded simultaneously herewith in the aforesaid Clerk`s Office.. This conveyance is made subject to any and all covenants, restrictions, and easements as the same may appear in instruments of record in the aforesaid Clerk`s Office. Being the same property conveyed to Cheryl Kalos and Nicholas R. Kalos by the Deed dated August 6, 2020 and recorded in Deed Book 3074 at Page 456 in the Office of the Clerk of the County Commission of Kanawha County, West Virginia.
