TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated June 4, 2021, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Book No. 4513, at Page 325, Bethanna Hutson did convey unto Chris Eller, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by Gateway Mortgage, a division of Gateway First Bank to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse in Charleston, West Virginia, on July 26, 2022 at 11:00 AM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in St. Albans District, Kanawha County, West Virginia, and more particularly described as follows: All of the following described real estate, together with the improvements thereon and the appurtenances thereunto belonging, situate in the City of St. Albans, Kanawha County, West Virginia being the southwesterly Sixty-four (64) feet of Lot Thirty-two (32) , Section Three (3) of Walnut Hills Estates, together with a parcel of land adjoining the said Lot 32 on the southwest side thereof, which parcel fronts six feet on Elmhurst Drive and extends back along the southwest line of Lot 32, between parallel lines a distance of 120.48 feet. The parcel hereby conveyed fronting seventy feet on Elmhurst Drive, all as shown upon the map of said Section 3 of Walnut Hills Estates, of record in the office of the Clerk of the County Commission of Kanawha County, West Virginia in Map Book 18, page 140, and also described as revised Lot 32, as shown on a map entitled Lot Plot Plat for Mallory Land Company, Inc., Being Lot Thirty-two (32) in Section Three (3) and a Six (6) Foot Strip out of Adjacent Walnut Hills Estates, St. Albans, West Virginia”, made by J.H. Milam Inc., Consulting Engineers, dated March 3, 1960, recorded in the Clerk’s office in Deed Book 1306, at page 228. Being the same real estate conveyed to Kara B. Mckeely from Paula Ann Kaplan, by Deed dated July 29, 2020, and recorded in the Office of the Clerk of the County Commission, Kanawha County, West Virginia in Deed Book 3072, Page 637. The real estate conveyed by this instrument is subject to all exceptions, reservations, easements, covenants, conditions, agreements, land use regulations, right-of-way, restrictions, servitudes, municipal ordinances, prior out conveyances, prior conveyances of minerals and rights to extract the same, mineral severances and limitations of use as have been imposed upon such property by Grantor or the predecessors in title, and those shown on all recorded plats of survey, of record affecting the real estate, to the extent the same are now in effect.
