Prunty, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by BANK OF AMERICA, N.A. to foreclose thereunder, will offer for sale at public auction at the front door of the Fourth Avenue Entrance of the Cabell County Courthouse in Huntington, West Virginia, on August 9, 2022 at 2:00 PM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 06 – Htgn Guyandotte District, Cabell County, West Virginia, and more particularly described as follows: All that certain lot, piece or parcel of land situate in Guyandotte District, (now in the City of Huntington), in Cabell County, West Virginia, as shown on the Map of Westview, which map was made by Oliver and Maupin, Engineers, and is of record in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Map Book No. 2, at Map No. 105, as PART OF LOT NUMBER EIGHTY-FOUR (84), and being more particularly described as follows: BEGINNING at a point in the north line of Johnstown Road at the corner between Lots 83 and 84; thence with the north line of Johnstown Road in a westerly direction 75.00 feet to a point; thence with the west line of Lot 84 in a northerly direction 165.00 feet to a point; thence in an easterly direction and parallel with the north line of Johnstown Road 75.00 feet to a point; thence with the line between Lots 83 and 84 in a southerly direction 165.00 feet to the place of BEGINNING; And being the same property conveyed unto the Grantors herein by Misty Dawn Stanley, unmarried, by deed dated the 15th day of November, 1996, and recorded the 21st day of November, 1996, in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book No. 1010, Page 686. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed).
