TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated August 10, 2017, and duly recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed of Trust Book 2672, at Page 495, George B. Morrone did convey unto Seneca Trustees, Inc., Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Cabell County Courthouse, in Huntington, West Virginia, on September 14, 2022, at 1:38 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Kyle District, Cabell County, West Virginia, and more particularly described as follows: All that certain lot, piece or parcel of land, situate, lying and being in the District of Kyle, City of Huntington, County of Cabell, State of West Virginia, known and designated on a map “MAP OF L. T. DEAN SUBDIVISION of LOTS 23-23 & 25 – BLOCK NO. 30, WOODSIDE PLACE, HUNTINGON, W. VA.”, made by Smith and Barnett, which map was filed in the Office of the Clerk of the County Commission of Cabell County, West Virginia, and therein recorded in Deed Book No. 190, at Page 293, as LOT NUMBER SIX (6) and the NORTHERLY ONE-HALF (ONE-HALF) of LOT NUMBER FIVE (5), and being more particularly described as follows: BEGINNING at a point in the east line of Third Street West, which point is northerly 155 feet from the point of intersection of the said line of Third Street West with the north line of Ninth Avenue; thence with the said line of Third Street West, northerly 45 feet to a point in the south line of a 20 foot alley; thence with said alley line, easterly and parallel to the said line of Ninth Avenue, 91.75 feet to a point in the west line of a 10 foot alley; thence with the said last mentioned alley line, southerly 45 feet; thence leaving said alley line, westerly and parallel to the said line of Ninth Avenue, 92.39 feet to the point of BEGINNING, TOGETHER WITH all the tenements, hereditaments and appurtenances thereunto belonging or in any way appertaining. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 814 3rd Street West, Huntington, WV 25701. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
