NOTICE OF TRUSTEE’S SALE Notice in hereby given of the authority vested in the undersigned, Walton S. Shepherd, III, Trustee, by that certain deed of trust made by Danielle Morton, executed on the 16th day of November, 2020, of record in the Office of the County Clerk of Kanawha County, West Virginia, in Trust Deed Book 4464 at page 969, in favor of Stacy K. Inghram, default having been made in the terms of the indebtedness therein secured and the holder and owner of the note thereby secured has elected to treat the whole principal debt thereby secured as thereupon immediately due and payable. The said Walton S. Shepherd, III, as Trustee, having been thereunto required in writing by the said Stacy K. Inghram, being the owner and holder of the note, will on the 6th day of October, 2022, at 11:30 a.m. o’clock on the front steps of the Kanawha County Courthouse(Virginia Street entrance), Kanawha County, Charleston, West Virginia, to sell at public auction to the highest bidder, the real property described in said deed of trust, situate in Poca District, Kanawha County, West Virginia, to-wit: Being all of that certain real property situate in Jefferson District, Kanawha County, West Virginia, and being more particularly described as follows: BEGINNING at a point in the southerly most sideline of Swann Lane at a point therein which is intersected by the westerly most sideline of the alley shown on a certain map entitled “Evans Realty Company Subdivision on a Part of Lot 4 Parthenia Wilson Estate, West of St. Albans, Kanawha County, West Virginia, Scale 1″ equals 20 feet” and which sideline of said alley is the sideline farthest from the C & O Railroad, and which said map is duly recorded in the Office of the County Clerk of Kanawha County, West Virginia, in Map Book 15, at page 114; thence following said sideline of said alley in a course shown on said map, S. 37 deg. 16′ E. 225 feet is the northeasterly corner on said alley of a certain parcel now or formerly owned by Houghston H. Johnson, et ux.’s land recorded in the aforesaid Clerk’s Office in Deed Book 700 at page 334; thence leaving said alley and following the northerly most sideline of said Johnson property 40 feet to a point in said sideline, which is also marked by an iron pin; thence leaving said Johnson property, N. 37 deg. 16′ W. 75 feet to the rear southeasterly corner of property now or formerly owned by Roe Rogers by deed recorded aforesaid Clerk’s Office in Deed Book 655 at page 189, and continuing on the same course with the easterly most sideline of property now or formerly owned by Rogers in all 150 feet to the northeasterly corner of Rogers property on Swann’s Lane, in all 225 feet; thence leaving said Rogers property and running in an easterly direction on Swann’s Lane 40 feet to the place of beginning. Being the same property which was conveyed unto the said Danielle Morton by deed dated the 16th day of November, 2020, from Stacy K. Inghram, and recorded in the aforesaid Clerk’s Office in Deed Book 3081 at page 908. This sale shall be made subject to any reservations, exceptions and conditions contained in any prior deeds in the chain of title, and further subject to all unpaid taxes and special assessments, the purchaser assuming payment thereof. Terms of Sale: Cash in hand on day of sale. The sale may be adjourned from time to time without notice other than oral proclamation of such adjournment at the time and place of sale.
