NOTICE OF TRUSTEE’S SALE
NOTICE is hereby given that default having been made under the terms of a Deed of Trust dated April 14, 2015, and of record in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia, in Trust Deed Book 746, at page 76, executed by Aaron Roberts to J. Michael Anderson, Trustee, securing Jerry Williams, which was given to secure the payment of the note therein described, and by Substitution of Trustee of record in the aforesaid Clerk’s Office in Book 874 at Page 550 and demand having been made upon the undersigned so to do, the undersigned Substitute Trustee, Carl W. Roop, will, on the 17th day of November, 2022, at the front door of the Greenbrier County Courthouse, in the City of Lewisburg, West Virginia, at 10:00 a.m., sell the property hereinafter described, which property was conveyed in said Deed of Trust, and being more particularly described as follows:
That certain tract of land located in Meadow Bluff District, Greenbrier County, West Virginia, bounded and described as follows:
PARCEL NO. ONE:
All of the following tract or parcel of land situate in Meadow Bluff Tax District, Western Magisterial District, Greenbrier County, West Virginia, with the improvements thereon and the appurtenances thereto appertaining, and more particularly bounded and described as follows: In what is known as the Charmco Heights Subdivision, being Lot 68 of said Charmco Heights Subdivision as shown on a Map of said subdivision recorded in the Office of the Clerk of the County Commission of Greenbrier County, West Virginia in Map Book 2, at Page 52 in which Lot No. 68 is more particularly described as follows:
Lot Number Sixty-Eight (68) – beginning at the corner of Lot No, 67, fronting on Deegans Drive, due
West 60 feet to Lot No. 69, thence North 310 feet to the subdivision line, thence East 60 feet to Lot
No. 67, and with said Lot No. 67 South 340 feet to the beginning.
PARCEL NO. TWO:
All of those two (2) certain lots or parcels of land, being Lots Numbers Sixty-Nine (69) and
Seventy (70) in what is known as the Subdivision of Charmco Heights, situate in Meadow Bluff
District, Greenbrier County, West Virginia, and more particularly bounded and described as follows:
Lot Number Sixty-Nine (69), beginning at a comer of Lot No. 68 on Deegans Drive, thence West 60
feet, to Lot No. 70 thence North 295 feet thence West 60 feet to Lot No. 68, thence South 295 feet to
the beginning.
Lot Number Seventy (70), beginning at a comer of Lot No. 69 on Deegans Drive, thence West 60
feet to Lot No. 71, thence North 265 feet, thence West 60 feet to Lot No. 69, thence South 265 feet to
the beginning.
And being the same property conveyed to Aaron Roberts, by Deed dated the 9th day of April, 2015 from Jerry Williams, which said Deed is of record in the Office of the Clerk of the County
Commission of Greenbrier County, West Virginia in Deed Book 572 at page 655.
Said property wilt be sold upon the following terms and conditions:
1. Cash in hand on day of sale.
2. The property will be conveyed in an “AS IS” condition by Deed containing Special Warranty of Title,
subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, validly
enforceable prior liens, reservations, encumbrances, restrictions, right-of-ways, easements, covenants,
conveyances and conditions of record in the Clerk’s office or affecting the subject property.
3. The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid
for the property at sale.
4. The Trustee reserves the right to continue sale of the subject property from time to time by written or
oral proclamation, which continuance shall be in the sole discretion of the Trustee.
5. The Trustee shall be under no duty to cause any existing tenant or person occupying the property to
vacate said property, or remove any personal property and/or belongings remaining at the property.
6. The purchaser(s) at the sale shall be responsible for paying the recording costs and also the tax on the
privilege of transferring real property.
7. In the event there are Federal Tax Liens against the property, the United States would have the right
to redeem the property within a period of 120 days from the date of such sale or the period allowable
for redemption under local law, whichever is longer.

Counties
