The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated January 17, 2012, and duly recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed of Trust Book 5045, at Page 7136, Shannon L. Dickens did convey unto Carl W. Roop, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Raleigh County Courthouse, in Beckley, West Virginia, on

Beginning at a maple, common corner to Lawrence Dickens and Alonzo Dickens, thence with lines of Lawrence S. 25 13′ E. 205.5 feet; S. 30 01′ E. 177.4 feet; S. 32 40′ W. 196.0 feet; S. 21 29′ e. 323.9 feet; S. 9 37′ E. 178.5 feet; S. 23 14′ E. 117.7 feet; S. 34 54′ E. 257.5 feet; S/ 45 39′ E. 318.3 feet; S. 79 59′ E. 169.8 feet to a stake in a line to Major Sarrett; thence with a line of Major Sarrett, S. 17 45′ W. 11.8 feet to a poplar, a common corner to Major Sarrett and William Cook; thence with lines of said Cook, S. 37 59′ W. 307.4 feet; S/ 32 17′ W. 258.3 feet to a hickory; S 2 03′ W. 185.9 feet to a sugar tree (down), a corner to C. W. Tabor; thence with lines of said Tabor, N. 30 01′ W. 276.5 feet; N. 29 52′ W. 602.4 feet; N. 14 06′ W. 702.9 feet; N. 41 45′ W. 360.5 feet to a stake, a corner to Alonzo Dickens; thence with lines of same N. 44 20′ E. 387.4; N. 54 36′ E. 77.0 feet; N. 63 39′ E. 124.1 feet; N. 67 45′ E. 153.4 feet to the place of beginning containing by recent survey 26.67 acres.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 156 Ironwood Lane, Arnett, WV 25007.

AND BEING the same real estate which was conveyed to Shannon L. Dickens, by Deed dated February 15, 2011, from Jacquelyn I. Dickens and recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia, in Deed Book 5045, at Page 7135.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
