TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated September 6, 2022, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Book No. 4607, at Page 17, Clayton Wade David Bailey did convey unto Andrew C Skinner, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by PennyMac Loan Services, LLC to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse in Charleston, West Virginia, on October 3, 2023 at 11:00 AM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 25 – Union District, Kanawha County, West Virginia, and more particularly described as follows: All that certain lot, tract or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in Union District, Kanawha County, West Virginia, and being a part of Parcel One, as set out in that certain Deed from Dura Building Company, a corporation, unto W. Dale Parsons and Rhonda G. Parsons, his wife, dated August 23, 1974, and of record in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 1738, at page 509; said parcel being more particularly bounded and described as follows: BEGINNING at a pin located N. 32DEGREES 00′ 00″ E 206.28 feet from Tiffany Drive on West side of a 30-foot right of way and on corner of said property and W. Dale Parsons property; thence running with Parsons line N 01 02′ 00″ E. 848.50 feet to the middle of the Pocatalico River crossing over Poca River Road, Co Route 31; thence running with the Pocatalico River, S. 76DEGREES 28′ 00″ E 205.06 feet to a point in the aforesaid river and on corner of Van Camp Estate; thence leaving the River running with Van Camp Estates, S 01 DEGREES 02′ 00″ W 425.76 feet to a found pipe on common corner of Van Camp and W. Dale Parsons properties; thence running with Parsons line S 70DEGREES 20′ 35″ W 214.00 feet to the beginning containing 3.62 acres more or less, as laid out on the certain plat entitled “Map Showing a 3.62 Acre Parcel Property of Juke C. Strahler DB 2421, P-205 Union District, Kanawha County, West Virginia” by Calhoun Engineering & Surveying. Said map being and made a part hereof. As part of the consideration aforesaid, the said party of the first part does further GRANT and CONVEY unto the said party of the second part, a perpetual right of way and easement in, over and across that certain 30 foot easement through Parcel One extending from the northern terminus of County Road CR 51/89 (running N. 32 DEGREES E.), to the southwest corner of the aforesaid conveyance for purposes of ingress and egress to and from the property hereby conveyed and utility lines; said right of way and easement to be used in common with W. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
