TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated July 13, 2018, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 4315, at Page 725, and re-recorded in Deed Book 4323, at Page 541, Deed Book 4323, at Page 559, and Deed Book 4325, at Page 817. William R. Patchell did convey unto Richard A. Pill, Trustee, certain real property described in said Deed of Trust; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in , West Virginia, on February 29, 2024, at 5:40 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the District, Kanawha County, West Virginia, and more particularly described as follows: All those certain parcels, lots, or tracts of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in Jefferson District, Kanawha County, West Virginia, and being all of Lot No. Two Hundred Seventy-Nine (279) and that certain half of Lot No. Two Hundred Eighty (280) adjacent thereto and lying North of a line parallel to and equidistant from the two sideline of Lot No. 280 of the Marlaing Addition of St. Albans, in Jefferson District, Kanawha County, West Virginia, as said Addition is shown upon a Map dated May, 1944, made by E.F. Venable, Engineer, which map is of record in the Office of the clerk of the County Commission of Kanawha County, West Virginia in Map Book 10, at page 91. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 204 Winfield Road, St. Albans, WV 25177. AND BEING the same real estate which was conveyed to William R. Patchell, by Deed dated July 13, 2018, from Kimberly J. Henson, f Kimberly Cartwright Lovejoy, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 3008, at Page 459 . The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
