TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated December 10, 2018, and duly recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed of Trust Book 2726, at Page 388, Thomas G. Lewis did convey unto Chad Prather, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Cabell County Courthouse, in Huntington, West Virginia, on April 16, 2024, at 1:24 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Barboursville District, Cabell County, West Virginia, and more particularly described as follows: All that certain lot, piece or parcel of land situated in the City of Huntington, Barboursville District, Cabell County, West Virginia, known and designated on that certain map entitled Julie Ann Estates Subdivision, a copy of which map is of record in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Map Book No. 9, at Page 121, as Lot Number Fourteen, and being more particularly bounded and described as follows: Beginning at a point in the easterly line of Morgan Place as shown on said Map; thence North 8 degrees 38 minutes East 24 feet to a point; thence North 4 degrees 33 minutes East 54.52 feet to a point; thence curving with a radius along Baker Road, as shown on said Map, 25 feet more or less to a point, thence North 88 degrees 15 minutes East 53.93 feet to a point; thence South 1 degrees 45 minutes East 113.18 feet to a point; thence North 79 degrees 56 minutes West 85.90 feet to the place of beginning. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 14 Morgan Place, Huntington, WV 25705-2262. AND BEING the same real estate which was conveyed to Thomas G. Lewis by Deed dated May 27, 2014, from Judtih Schoonmaker, and recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Deed Book 1307, at Page 531. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
