TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated March 12, 2010, and duly recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Document No. 327718, in Book No. 2322, at Page 600, Charles David Fletcher did convey unto Alan H Larrick, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by Wilmington Trust, National Association, not in its individual capacity, but solely as owner trustee of BRAVO Residential Funding Trust 2021-A, as owner of PMIT REI 2021-A LLC to foreclose thereunder, will offer for sale at public auction at the front door of the Fourth Avenue Entrance of the Cabell County Courthouse in Huntington, West Virginia, on June 18, 2024 at 2:00 PM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 08 – McComas District, Cabell County, West Virginia, and more particularly described as follows: All that certain lot, piece, or parcel of ground situate in McComas District, Cabell County, West Virginia, on the waters of Tom’s Creek, being particularly described as follows: BEGINNING at a three-inch persimmon in the West right of way line of the State Road, said persimmon being a corner to the J. B. Ramsey Tract; thence running with the Ramsey lien leaving the road North 86 00′ West 432 feet; thence North 24 30′ West 286 feet to an iron stake; thence North 16 45′ East 150 feet to an iron stake; thence leaving the Ramsey line South 68 00′ East 540 feet to a stake in the West right of way line of the State Road, and with same South 2 30′ East 212 feet to the point of beginning, and containing 3 ONE-HALF acres, more or less.
