NOTICE OF TRUSTEE’S SALE Notice is hereby given that by virtue of authority vested in the undersigned Trustee by that certain deed of trust executed by JACK DAVID KAIN to Kerry E. Adkins and Michael D. Stephens, Jr., dated the 28th day of September, 2018, securing HUNTINGTON FEDERAL SAVINGS BANK, and recorded in the office of the Clerk of the County Commission of Cabell County, West Virginia, in Trust Deed Book No. 2718, at page 108, by which was conveyed to the said Trustees the hereinafter described real estate, to secure the payment of a certain note set out and described therein, and the owner and holders of said note, in exercise of the right and authority granted in the aforementioned deed of trust, having appointed Flynn, Max, Miller & Miller, L.C. as Substitute Trustee, by that certain Appointment of Substitute Trustee dated the 7th day of November, 2023, and recorded in the aforesaid Clerk’s Office in Bonds, Contracts and Leases Book 417, at page 148, and default having been made in the payment of said note, and the said Flynn, Max, Miller & Miller, L.C., Substitute Trustee, having been requested so to do by the owner and holder of said note, shall sell to the highest and best bidder, on July 17, 2024 at 10:00 a.m., at the East Front Door of the Court House of Cabell County, West Virginia, the following described real estate: All that certain lot, piece or parcel of ground situate in the City of Huntington, Cabell County, West Virginia, known and designated upon that certain map of said City of Huntington made by L.C. Leete, Civil Engineer, a copy of which map was filed in the Office of the Clerk of the County Court of Cabell County, West Virginia, on the 31st day of December, 1903, as part of Block 329 and bounded and described as follows: BEGINNING at a point in the north line of Ninth Avenue 150 feet easterly from the intersection of the said north line of Ninth Avenue with the east line of 24th Street; thence northerly and parallel to the east line of 24th Street 110 feet to a point; thence easterly and parallel with the north line of Ninth Avenue 30 feet to a point; thence southerly and parallel with the east line of 24th Street 110 feet to a point in the north line of Ninth Avenue; thence westerly with the north line of Ninth Avenue 30 feet to the point of BEGINNING.
