Field, Registered Professional Engineer, which said map is recorded in the Office of the Clerk of the County Court of Kanawha County, West Virginia; and being a part of that certain property conveyed to the Hansford Land Company Incorporated, a West Virginia Corporation, party of the first part herein, by the following deeds: That certain deed from Josephine H. Sutherland, widow, et als, dated the 18th day of August, 1970, of record in the aforesaid Clerk’s Office in Deed Book 1606, at page533; that certain deed from Oscar Alphonso Veazey, II, single, et al, dated the20th day of February, 1971, of record in the aforesaid Clerk’s Office in Deed Book 1616, at page182; that certain deed from Mattie Boyer Veazey, single, dated the8th day of March, 1971, of record in the aforesaid Clerk’s Office in Deed Book 1616, at page176; that certain deed from Charles F. Veazey, committee for Harry Beirne Veazey and Gloria Elizabeth Veazey, incompetents, dated the 5th day of March, 1971, of record in the aforesaid Clerk’s Office in Deed Book 1616, at page178; that certain corrective deed from Charles F. Veazey, committee as aforesaid, of record in the aforesaid Clerk’s Office in Deed Book 1626, at page164; and that certain deed from Louis Veazey and Alice Veazey, his wife, dated the6th day of April, 1971, of record in the aforesaid Clerk’s Office in Deed Book 1627, at page23, reference to which said deeds and map aforesaid is here made for a more complete description of the property hereby conveyed. The party of the first part, for an on behalf of itself, its successors and assigns, hereby reserves a utility easement five (5) feet in width, along, under and over the front, rear and both side lines of the lot hereby conveyed. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
