TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated May 22, 2018, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 4306, at Page 811, Lemuel R. Williams, Jr., and Darlene C. Williams did convey unto Robert H. Skeen, Jr., Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on August 20, 2024, at 6:03 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Jefferson District, Kanawha County, West Virginia, and more particularly described as follows: All that certain lot, tract or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in Jefferson District, Kanawha County, West Virginia, and designated on the map of same entitled “Map Showing Lot on Swanns Lane, Jefferson District, Kanawha County, W. Va., Surveyed for Evans Realty Company”, made by Holdsclaw, Bowen Engineering Company, dated February 17, 1995, and recorded in the office of the Clerk of the County Court of Kanawha County, West Virginia in Deed Book 1131, at page 450, and which property is described as follows: BEGINNING at an iron pipe in the Southerly line of Swanns Lane, at the northwesterly corner of that certain parcel of land conveyed to Cecil W. Sanson and Harriette E. Sanson, his wife, by Irene E. Sparks and Ben M. Sparks, her husband, by deed dated June 14, 1955, and of record in the aforesaid Clerk’s office in Deed Book 1136, at page 115, which said beginning corner is marked by an old iron pipe; thence running with the southerly line of Swains Lane, N. 55DEGREES 00′ E. 50 feet to an iron pipe; thence leaving Swanns Lane and running in a general southeasterly direction a distance of 110 feet to an iron pipe; thence running S. 55DEGREES 00′ W. 39 feet, more or less, to a point in the westerly line of the aforementioned parcel of land conveyed unto Cecil W. Sanson and Harriette E. Sanson, his wife by Irene E. Sparks and Ben M. Sparks, her husband, thence running with the said westerly line N. 41DEGREES 24′ W. 110 feet to the point of beginning. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 206 Swans Lane, St. Albans, WV 25177. AND BEING the same real estate which was conveyed to Lemuel R. Williams, Jr., and Darlene C. Williams, by Deed dated May 10, 2018, from Ashley M. Mullins, a Ashley Mae Galletti, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 3003, at Page 57. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
