NOTICE OF TRUSTEE’S SALE Notice is hereby given that by virtue of authority vested in the undersigned Trustee by that certain deed of trust executed by VONNIE LYNN VOKATY to FLYNN, MAX, MILLER & MILLER, L.C., dated the 17th day of May, 2024, securing PAUL JACKSON, and recorded in the office of the Clerk of the County Commission of Wayne County, West Virginia, in Trust Deed Book No. 870, at page 971, by which was conveyed to the said Trustee the hereinafter described real estate, to secure the payment of a certain note set out and described therein, and default having been made in the payment of said note, and the said FLYNN, MAX, MILLER & MILLER, L.C., Trustee, having been requested so to do by the owner and holder of said note, shall sell to the highest and best bidder, on January 15, 2025 at 2:00 p.m., at the Front Door of the Court House of Wayne County, West Virginia, the following described real estate: The following described real property situate on the waters of Greenbrier Creek, Butler District, Wayne County, West Virginia, to-wit: Beginning at a stake at the edge of the County road near opposite the mouth of a drain, thence running in an eastern direction about seven rods to line of the Dean heirs and C.W. Crabtree’s land, thence with the said line a northern direction eight rods to a stake in the County Road running from Greenbrier to Joel’s Branch, thence a western course about eight rods to the County road, running up Greenbrier, thence with said road to the beginning containing one half acre be the same more or less. TERMS OF SALE: Ten percent (10%) cash in hand on day of sale with the balance due within 30 days, and subject to any and all unpaid taxes, and purchaser pays all transfer tax, the deed preparation and recording fee.
