NOTICE OF TRUSTEE SALE OF VALUABLE REAL ESTATE Pursuant to the authority vested in the undersigned by deed of trust dated the 19th day of June, 2014, signed by Timothy L. Eplion, II, an unmarried man, to Lisa L. PARCEL FOUR: Situate in Guyandotte Tax District, Cabell County, West Virginia, together with the improvements thereon and the appurtenances thereunto belonging, and being described as .145 acre 4 pole Creek, Green Valley Road, being Tax Map 11, Parcel 139.1, Guyandotte District and being more particularly described as follows: Beginning at a maple tree at the southwest corner of Delbert Lee Adkins (DB 728 pg 103); thence leaving said Adkins and running with the line of Lulu Blankenship, North 35-00 West 155 feet to a point; North 55-00 East 62 feet to an iron pin at the center of a twelve foot road right of way and at the corner of Delbert Lee Adkins; thence leaving the road said right of way and running with the Adkins South 46-53 East 32.28 feet to an iron pipe; South 05-57 East 141.57 feet to the point of beginning, containing 6,332 square feet or One Hundred Forty Five Thousandths (0.145) acre. It is the intention of this notice to sell the secured property by proper description as was intended to be transferred and conveyed in the aforesaid deed of trust. The above-described real estate is reported to have a mailing address of: 4015 Green Valley Rd., Huntington, WV 25701 TERMS OF SALE: Cash in hand on day of sale or within 30 days of date of sale upon terms to be agreed upon between Trustee and successful bidder, time being of the essence; payment for unpaid real estate taxes to be assumed by the purchaser. The Trustee does not warrant title or fitness to this property; it is being purchased as is; this is a buyer beware sale and any buyer is advised to retain counsel before the sale. If there is any part of the process of sale which is found to be objectionable, the Trustee reserves the right to cancel the sale.
