NOTICE OF TRUSTEE SALE OF VALUABLE REAL ESTATE Pursuant to the authority vested in the undersigned by deed of trust dated the 30th day of June, 2000, signed by Debbie L. Connard, unmarried, to Robert D. Lewis, Trustee, which said deed of trust is of record in the Office of the Clerk of the County Commission of Kanawha, West Virginia, in Trust Deed Book 2636, at page 530, and Golden & Amos, PLLC, Trustee having been requested so to do by the Secured Creditor, and default having been made under the terms and conditions of said deed of trust, and the provisions in said deed of trust concerning acceleration having been complied with by the Secured Creditor and present holder of the note, said Trustee will sell at public auction at 3:30 o’clock p.m. on the 6TH DAY OF JANUARY 2025 at the front doors of the Courthouse in Kanawha County in Charleston, West Virginia located at 409 Virginia Street E, Charleston, West Virginia, the following described real estate located in the Cabin Creek District, County of Kanawha, State of West Virginia as follows: Situate in Cabin Creek District, Kanawha County, West Virginia, and being more particularly bounded and described as follows: PARCEL NO. 1: Part of Lot No. Seven (7) of the property of Emma N. Pauley, deceased, as shown upon the map thereof on file in the Office of the Clerk of the County Court of Kanawha County, West Virginia, which said map is entitled “Map Showing property of Emma N. Pauley, deceased, and a thirty-foot strip of the Charleston interurban R. R. right-of-way, Chesapeake, West Virginia, scale: 1″ = 50′, June, 1947 (signed) J. H. High, C. E., Charleston, West Virginia”, which said parcel of land is more particularly bounded and described as follows, to-wit: Beginning at an iron pin the easterly side of the County Road, as shown on said map which said iron pin is located S. 33 21′ E. a distance of 41 – 1/2 feet from the most northerly point of said County Road; thence crossing Lot No. 7 and running in an easterly direction with the line of a parcel of land conveyed by Lida Morgan and husband to Hallie Cooper by deed dated April 1, 1948, recorded in said Clerk’s Office, a distance of 20 feet more or less, to an iron pin in the common division line between the lot hereby conveyed and Lots Nos. 80 and 81, as shown upon the map of Chesapeake, Kanawha County, West Virginia, dated May, 1944, made by C. B. Holsclaw, C.E, of record in said Clerk’s Office; thence running S. 60 10′ E. with the common division line between said Lot No. 7, of which the parcel of land hereby conveyed is part, and said Lot No. 81, as shown upon the map of South Chesapeake, a distance of 52.3 feet to an iron pin; thence running in a westerly direction and crossing said Lot No. 7, S. 54 58′ W. 45 feet, more or less, to an iron pin in the easterly side of said County Road; thence running with the easterly side of said County Road; thence running with the easterly side of said County Road, N. 33 21′ W. 47 feet to the place of beginning. And being the same real estate conveyed unto Debbie Connard, by virtue of a deed from Donna Marie Jarrell, dated June 15, 2000, to be recorded simultaneously herewith, reference to said map and deeds made herein for all pertinent purposes. Commission of Kanawha County, West Virginia in Deed Book 1664, at page 24, the said Gary A. Perdue divorced and unremarried, having conveyed unto Donna Marie Jarrell, formerly known as Donna Marie Perdue, all of his right, title and interest in and to the subject real estate, by deed dated February 28, 1991, and duly record in the aforesaid Clerk’s Office in Deed Book 2269, at page 553, reference to said map and deeds made herein for all pertinent purposes. It is the intention of this notice to sell the secured property by proper description as was intended to be transferred and conveyed in the aforesaid deed of trust. The above described real estate is reported to have a mailing address of: 13550 Venable Avenue, Chesapeake, WV 25315 TERMS OF SALE: Cash in hand on day of sale or within 30 days of date of sale upon terms to be agreed upon between Trustee and successful bidder, time being of the essence; payment for unpaid real estate taxes to be assumed by the purchaser. The Trustee does not warrant title or fitness to this property; it is being purchased as is; this is a buyer beware sale and any buyer is advised to retain counsel before the sale. If there is any part of the process of sale which is found to be objectionable, the Trustee reserves the right to cancel the sale. No purchaser should take possession or make improvements in the premises until the Trustee deed is delivered or recorded. A third party purchaser at sale will be required to pay the purchase price plus all recording and transfer fees.
