TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated June 23, 2020, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 4431, at Page 957, Travis Ray Naylor and Sammy J. Summers did convey unto Metz Law Office, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on April 8, 2025, at 8:14 AM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Jefferson District, Kanawha County, West Virginia, and more particularly described as follows: The SURFACE ONLY of all that certain lot or parcel of real estate together with singular the improvements thereon and the appurtenances thereunto belonging or in any manner thereunto appertaining, situate, lying and being on Two-and Three-Quarter-Mile Creek, Jefferson District, Kanawha County, West Virginia, and more particularly described as follows: BEGINNING at a stump (buckeye) with numerous small sprouts, thence going North 83 degrees, 42 minutes West 67 feet to an iron pin, thence running North 11 degrees, 31 minutes, 6 seconds, West 150.49 feet to an iron pin in the Middle of Washington Branch Creek, thence running South 70 degress, 30 minutes East 41 feet to an iron pin in the middle of said creek, thence running North 65 degress, 30 minutes East 51.50 feet to an iron pin in the center of said creek, thence running South 23 degrees, East 0 minutes 124.25 feet to an iron pin, thence running South 65 degrees, 15 minutes West, 131.0 feet to the place of beginning. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 544 Cane Fork Lane, Saint Albans, WV 25177. AND BEING the same real estate which was conveyed to Travis Ray Naylor and Sammy J. Summers, by Deed dated June 23, 2020, from Barbara Copley, Bryan Copley and Andrea Copley, f/k/a Andrea Martin, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 3066, at Page 731. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
