TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated March 4, 2021, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed of Trust Book 4490, at Page 262, Avis L. Hill and Angela Brown did convey unto Todd Taylor and Dan Kennedy, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse, in Charleston, West Virginia, on April 8, 2025 at 8:22 AM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the St. Albans District, Kanawha County, West Virginia, and more particularly described as follows: All that certain lot or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in what is known as “Ordnance Park”, in the City of St. Albans, Kanawha County, West Virginia, and more particularly described as being all of Parcel No. One (1) in Ordnance Park Subdivision, as laid out, shown and designated upon the plat thereof executed on the 3rd day of December, 1947, recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia on May 19, 1948, and of record therein in Map Book No. 13, pages 54 and 57, inclusive. Being the same real estate conveyed to City National Bank of West Virginia from Eric M. Johnson and R. Douglas Calderwood, by Deed dated September 16, 2020, and recorded in the Office of the Clerk of the County Commission, Kanawha County, West Virginia in Deed Book 3079, Page 994. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2747 Roosevelt Avenue, St. Albans, WV 25177. AND BEING the same real estate which was conveyed to Avis L. Hill and Angela Brown, by Deed dated March 2, 2021, from City National Bank of West Virginia, and recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Deed Book 3090, at Page 604. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
