TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the
authority vested in it by that certain Deed of Trust dated
April 15, 2009, and duly recorded in the Office of the
Clerk of the County Commission of Wetzel County,
West Virginia, in Deed of Trust Book 342, at Page 966,
Wade A. Graham Jr. and Ellen R. Graham did convey
unto George M. Schoen, Trustee, certain real property
described in said Deed of Trust; and the beneficiary has
elected to appoint Pill & Pill, PLLC as Substitute Trustee
by a Substitution of Trustee recorded in the aforesaid
Clerk’s Office; and default having been made under the
aforementioned Deed of Trust, and the undersigned
Substitute Trustee having been instructed by the
secured party to foreclose thereunder, will offer for sale
at public auction at the front door of the Wetzel County
Courthouse, in New Martinsville, West Virginia, on
July 9, 2025 , at 12:02 PM
The following described real estate, with its
improvements, easements and appurtenances
thereunto belonging, situate in the New Martinsville
Corporation District, Wetzel County, West Virginia, and
more particularly described as follows:
The land referred to herein below is situated in the
County of Wetzel, State of West Virginia in Deed Book
364 at Page 122 and is described as follows:
That certain lot or parcel of real estate situate in the
Town of New Martinsville, Magnolia District, Wetzel
County, West Virginia and more particularly described
as follows:
Being all of Lot Number Eleven (11) with the
appurtenances thereunto belonging in Fair-Lea Addition
to New Martinsville, Magnolia District, Wetzel County,
West Virgina as said lot is laid down and designate on
the plat of Fair-Lea which is of record in the Office of the
Clerk of the County Commission of Wetzel County,
West Virginia in Plat Book No. 3 at Page 19 and being
one of the Lots in Fair-Lea Addition all of which is
contained with in the boundaries of the parcel of land in
said New Martinsville, which was conveyed unto R.S. &
D, Inc. a corporation by John H. Robinson and Elva
Robinson, his wife by Deed dated April 3, 1953 and
recorded in the aforesaid office in Deed Book 209 at
Page 474.
Being the same property described in the Deed to Wade
Allen Graham from Patricia Marie Leonard f/k/a Patricia
Marie Graham and Robert Leonard, husband and wife
recorded on December 17, 1998 in Book 365 at Page
122, of the public records of Wetzel County, West
Virginia.
At the time of the execution of the Deed of Trust, this
property was reported to have a mailing address of 771
N. Main Street, New Martinsville, WV 26155.
AND BEING the same real estate which was conveyed
to Wade A. Graham Jr., by Deed dated October 9,
1998, from Patricia Marie Leonard, f/k/a Patricia Marie
Graham and Robert Leonard, and recorded in the Office
of the Clerk of the County Commission of Wetzel
County, West Virginia, in Deed Book 364, at Page 122
and later conveyed to Wade A. Graham Jr. and Ellen R.
Graham by Deed dated April 15, 2009, from Wade Allen
Graham, and recorded in the Office of the Clerk of the
County Commission of Wetzel County, West Virginia, in
Deed Book 419, at Page 165.
The above-described property will be sold subject to any
covenants, restrictions, easements, leases and
conditions of record, and subject to any unpaid real
estate taxes.
The subject property will be sold in “AS IS” condition.
The Substitute Trustee shall be under no duty to cause
any existing tenant or person occupying the subject
property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a
deposit with the balance due and payable within 30
days of the day of sale.
