The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated November 11, 2022, and duly recorded in the Office of the Clerk of the County Commission of Hampshire County, West Virginia, in Deed of Trust Book 696, at Page 323, Cullen T. Noonan did convey unto Seneca Trustees, Inc., Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Hampshire County Courthouse, in Romney, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Romney District, Hampshire County, West Virginia, and more particularly described as follows:

All those three (3) certain tracts or parcels of real estate situate west of Jersey Mountain Road, North of U.S. Route No. 50 Romney District, Hampshire County, West Virginia, and more particularly bounded and described as follows:

PARCEL ONE: Beginning at a steel peg at the S.W. corner of the original lot conveyed to Bergdoll; thence with the Jewell line S. 23 15 W. 100 ft. to a stake corner to Malcolm; thence N. 61 W. 129 ft. to a stake; thence N. 49 32 E. approximately 110 ft. to a stake corner to a lot heretofore conveyed Bergdoll; thence with Bergdoll’s line and parallel with the first line S. 61 E. 78 ft. to the beginning containing 10, 350 sq. ft. (Deed Book 159 at page 67).

PARCEL TWO: Beginning at a steel peg, at Northwest corner of the original lot conveyed Bergdoll; thence with the Bergdoll lot S. 23 15 W. 100 ft. to a stake corner to Jewell; thence N. 61 W. 78 ft. to a stake thence N. 49 32 E. approximately 110 ft. to a stake corner to a lot being this day conveyed Paul Grapes; thence with Grape’s line and parallel with the first line S. 61 E. 30 ft. the beginning containing 5,400 sq. ft. (Deed Book 159 at page 168).

PARCEL THREE: Beginning at a steel peg in the Western boundary line of Jersey Mountain Road, being the Northeast corner of Lot No. Two (2), which the grantors herein conveyed unto Vincent J. Jewell and Hilda V. Jewell by deed dated 21 July 1961; thence N. 1930 E. 100 feet to a stake, corner to Lot No. Four (4); thence N. 61 W. 288 feet to a stake; thence S. 23 15 W. 100 feet to a stake; thence S. 61 E. 294 feet to a stake at the beginning. (Deed Book 151 at page 452).

Being the same property as conveyed from Linda Hill to Cullen T. Noonan and Larry O. Wolford, as joint tenants with full rights of survivorship as set forth in Deed Book 533 Page 510 dated 09/25/2018, recorded 11/02/2018, Hampshire County, West Virginia.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 87 Jersey Mountain Road, Romney, WV 26757.

AND BEING the same real estate which was conveyed to Cullen T. Noonan, by Deed dated September 25, 2018, from Linda Hill, and recorded in the Office of the Clerk of the County Commission of Hampshire County, West Virginia, in Deed Book 553, at Page 510.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
