TRUSTEE’S SALE
NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, Pill & Pill, PLLC, by that certain Deed of Trust dated April 9, 2004, executed by the Borrower, Robert Anderson, aka R.C. Anderson, to Vance Golden, the Trustee, of record in the Office of the Clerk of the County Commission of Marshall County, West Virginia, in Book 721, at Page 520. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 31 Crawford Ave., Cameron, WV 26033. Pill & Pill, PLLC was appointed as Substitute Trustee by an APPOINTMENT OF SUCCESSOR TRUSTEE dated May 6, 2025, of record in the Clerk’s Office in Book 1139, at Page 138. The Borrower defaulted under the Note and Deed of Trust and the Substitute Trustee has been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustee will sell the following described property to the highest bidder at the front door of the Courthouse of Marshall County, in Moundsville, West Virginia, on the following date:

PARCEL ONE: The following described lot or parcel of real estate situate in the City of Cameron, Marshall County, West Virginia, and being more particularly bounded and described as follows, to-wit: Parts of Lots Number Sixty-Eight (68) and Sixty-Nine (69) as shown on the map of the Crawford Addition to the Town of Cameron, Marshall County, West Virginia, said lots being more particularly bounded and described as follows, to-wit: Beginning at a point at the south side of Crawford Avenue, in said addition, corner to lot of Charles Howard, thence along said Avenue eastward a distance of fifty (50) feet to another point at the south side of said Crawford Avenue, corner to A.B. Nichols, now Ritchea property, thence leaving said Avenue and running at right angles therewith, along the Ritchea property line, southward to a point at the north side of Alley “A”, thence with the same westward a distance of fifty (50) feet to the southwest corner of the Charles Howard property, thence northward with the line of the last mentioned lot to the place of beginning, together with all improvements thereon and the appurtenances thereunto belonging.
PARCEL TWO: Lot No. 70 as laid out on Crawfords Addition to the Town of Cameron, Marshall County, West Virginia, which is bounded and described more particularly as follows, to-wit: Beginning at the southwest corner of Lot No. 71 on Alley A; thence with said lot line No. 71 North one hundred (100) feet to Crawford Avenue; thence with south side of Crawford Avenue fifty (50) feet to corner of Lot No. 69; thence south with said lot line one hundred (100) feet to Alley A; thence east with the line of Alley A fifty (50) feet to the place of beginning; together with all appurtenances thereon and thereto belonging.
BEING the same property conveyed to Bankers Trust Company, as custodian, by virtue of a Trustee Deed dated May 31, 2003, and recorded in the office of the Clerk of the County Court of Ohio County in Deed Book 632 at page 545.
AND FURTHER BEING the same real estate conveyed unto R.C. Anderson by Deed dated the 17th day of February, 2004, from Deutsche Bank Trust Company Americas FKA Bankers Trust Company, as trustee and custodian By Saxon Mortgage Services, Inc. fka Meritech Mortgage Services, Inc., its Attorney-in-Fact, and recorded in the Office of the Clerk of the County Commission of Marshall County, West Virginia, in Deed Book 637, at Page 210.
TERMS OF SALE:
1)
The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property.

The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code Section 11-22-1.

The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.
4)
The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.
5)
The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.

The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
