The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated May 26, 2021, and duly recorded in the Office of the Clerk of the County Commission of Jefferson County, West Virginia, in Deed of Trust Book 2381, at Page 217, Karina E. Holland did convey unto Todd Taylor and Dan Kennedy, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Jefferson County Courthouse, in Charles Town, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Harpers Ferry District, Jefferson County, West Virginia, and more particularly described as follows:

All that certain lot or parcel of land, lying, situtate and being in the District of Charles Town, County of Jefferson, State of West Virginia and being more particularly described as follows:

Lot No. 4 in Section 24-J of the Shannondale Subdivision, as said lot is described upon a plat made for Shannondale, Inc., and recorded in the Office of the County Commission of Jefferson County, West Virginia, in Plat Book 10, at Page 33, to which plat reference is made for a more particular description.

AND BEING the same property conveyed to Karina E. Holland by Deed dated 5/26/21 from Paul Sciannella and recorded in the Office of the Clerk of the County Commission of Jefferson, West Virginia immediately preceding the recordation of this Deed of Trust.\

For purposes of Section 4, Article 1, Chapter 13 of the West Virginia Code Annotated, Notice of Trustees Sale under this instrument should be mailed to the Grantor herein at the following address (or such other address subsequently provided to Lender in writing):  1987 Turnberry Ct. Finksburg, MD 21048

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of Lot 4 Wrens View, Harpers Ferry, WV 25425.

AND BEING the same real estate which was conveyed to Karina E. Holland, by Deed dated May 26, 2021, from Paul Sciannella, and recorded in the Office of the Clerk of the County Commission of Jefferson County, West Virginia, in Deed Book 1261, at Page 382.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
