TRUSTEE’S SALE OF VALUABLE REAL ESTATE
The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated December 31, 2014, and duly recorded in the Office of the Clerk of the County Commission of Hampshire County, West Virginia, in Deed of Trust Book 580, at Page 209, Melissa D. Goetz did convey unto Nathan D. Benson, William C. Keaton and/or W. Joseph Milleson, Jr., Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Hampshire County Courthouse, in Romney, West Virginia, on
August 29, 2025, at 4:06 p.m.
The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Gore District, Hampshire County, West Virginia, and more particularly described as follows:
All that certain tract or parcel of real estate known and designated as Lot No. Ninety-three (93), Section II, Phase 1, of the Sunrise Summit Subdivision, situate in Gore District, Hampshire County, West Virginia, together with improvements thereon, and all rights, rights of way, easements, waters, minerals, oil and gas, and appurtenances thereunto belonging, said real esate being all the same real estate as shown on the map or plat of the Sunrise Summit Subdivision which is of record in the Office of the Clerk of the County Commission of Hampshire County, West Virginia, in Map Book 5 at Page 36, and in Deed of Trust Book 211 at Page 478, which map or plats are referred to for a more complete description by metes and bounds. Said real estate is depicted on the 2014 Hampshire County Land Books as being Tax Map 6B, Parcel 45.
And being the same real esate which was conveyed unto Melissa D. Goetz by deed of Brass Rail Realty, LLC, dated December 13, 2014, to be recorded immediately prior to the recordation of this instrument in the Office of the Clerk of the County Commission of Hampshire County, West Virginia.
At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 381 East Ridge Loop Road, Romney, WV 26757.
AND BEING the same real estate which was conveyed to Melissa D. Goetz, by Deed dated December 31, 2014, from Brass Rail Realty, LLC, and recorded in the Office of the Clerk of the County Commission of Hampshire County, West Virginia, in Deed Book 525, at Page 619.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
