The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated August 11, 2023, and duly recorded in the Office of the Clerk of the County Commission of Jefferson County, West Virginia, in Deed of Trust Book 2518, at Page 168, Jason Daniel Mullins and Meagan M. Mullins did convey unto Tasha Keller Catrow, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Jefferson County Courthouse, in Charles Town, West Virginia, on

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Boliver Corporation District, Jefferson County, West Virginia, and more particularly described as follows:
All that parcel of real estate on the northwest side of Washington Street in the Town of Bolivar, Jefferson County, West Virginia, more particularly described as follows:
Beginning at a set 5/8 inch rebar, common corner with Ainsworth; thence with Ainsworth North 32 degrees 43 minutes West 165.1 feet to a set 5/8 inch rebar in the alley boundary; thence with the Southeast line of the alley North 57 Degrees 15 minutes East 65.0 Feet to a set 5/8 inch rebar in the alley boundary, corner with Moler; thence with Moler South 33 degrees 04 minutes East 165.2 feet to a 5/8 inch rebar at the Northwest edge of the sidewalk; thence with the sidewalk South 57 Degrees 18 minutes West 66 feet to the point of beginning, containing 0.248 acre, more or less, as described on a plat by Charles L. Sager, licensed land surveyor, dated October 24, 1993, recorded in the Clerk’s Office of the County Commission of Jefferson County, West Virginia in Deed Book 759 at Page 571.
This being the same property conveyed to Jason D. Mullins, dated 9/15/2015 and recorded on 09/15/2015 in Book 1161, Page 727, instrument No. 2015013473, in the Jefferson County Recorder’s Office.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1540 W. Washington Street, Harpers Ferry, WV 25428.
AND BEING the same real estate which was conveyed to Jason Daniel Mullins, by Deed dated September 11, 2015, from Courtney Deal Vaughan, formerly Courtney L. Deal, and recorded in the Office of the Clerk of the County Commission of Jefferson County, West Virginia, in Deed Book 1161, at Page 727.
SUBJECT TO A FIRST DEED OF TRUST, dated September 11, 2015, and recorded in the aforesaid Clerk’s Office in Deed of Trust Book 2060, at Page 699.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
