TRUSTEE'S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated July 5, 2018, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Book No. 4314, at Page 794, Joseph Mitchell did convey unto Robert H. Skeen, Jr., Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by The Huntington National Bank to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse in Charleston, West Virginia, on November 5, 2025 at 12:30 PM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 23 – Malden District, Kanawha County, West Virginia, and more particularly described as follows: All of those certain parcels of land, together with the improvements thereon and the appurtenances thereunto belonging, situate on Campbell's Creek, Malden District, Kanawha County, West Virginia, being more particularly designated and described as all of Lots No. 21, 22 and easterly or up Campbell's Creek Road, nine feet (9') of Lot No. 23 of the Wiley Addition on said Campbell's Creek, said Lots being shown on the Map of said Addition, having been made by H. J. Burtnett, said Map being dated June 28, 1930 and being of record in the Office of the Clerk of the County Commission of the aforesaid County in Map Book 7, at Page 154, the real estate hereby conveyed running sixty-nine feet (69') on the southeasterly right-of-way line of aforesaid Campbell's Creek Road and extending back therefrom to the Valley View Street shown on said Map and said real estate being more particularly bounded and described as follows: "BEGINNING at an iron pin in the northeasterly corner of the aforesaid Lot No. 21, said iron pin being in said right-of-way line of said Campbell's Creek Road, and thence with the easterly line of said Lot No. 21, in a general southerly direction, the distance of 150 feet, more or less, to the northerly line of said Valley View Street; thence, in a westerly direction, and following the southerly line of said Lots No. 21, 22, and 23, a distance of 69 feet to an iron pin in the southerly line of said Lot No. 23, said iron pin being 9 feet distant from the southwesterly corner of said Lot No. 22; thence, in a northerly direction, by a straight line, a distance of 150 feet, more or less, to an iron pin in the southerly right-of-way line of said Campbell's Creek Road, said iron pin being a distance of 69 feet from the point of beginning; and thence, with the said right-of-way line of said Campbell's Creek Road, in an easterly direction, a distance of 69 feet to the place of beginning," Thereafter, Henry D. Tucker died April 18, 2010. LSOT: Deed Book 1955, Page 573, dated July 14, 1980, Office of the Clerk of the County Commission, Kanawha County, West Virginia. At the time of the execution of the Deed of Trust, this property was reported to have an address of: 216 Campbells Creek Dr, Charleston, WV 25306. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk's Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
