Jordan; Thence down the road along the westerly side S 03 22' E, 166.90' to a 5/8" rebar set corner to an existing 20' r/w near the center of the existing travel way corner to Parcel B, Morgan and Jordan. Thence with the terminus of the existing 20' r/w and Jordan line S 83 56' W, 20.00' to a 5/8" rebar set on the west side of the 20' r/w corner to Morgan and Parcel B. Thence with the Morgan line up the hill N 78 55' W, 167.00' to a 5/8" rebar set on a bench corner to Parcel B, Jordan, and Morgan. Thence with a new line through the Jordan Tract N 06 48' W, 262.57' to a 2" iron pipe (found) on the edge of a bench corner to Parcel A, Parcel B, and Jordan. Thence down the hill with the line of Parcel A S 58 49' E, 239.68' to the point of beginning, containing 0.93 acres (being Parcel "B"), more or less. Excepting and reserving an existing 20' r/w along the existing roadbed as shown on plat by Wilkinson Surveying, LLC, dated April 21, 2022. And being part of the same property conveyed unto Kenneth Ray Jordan and Debra Lynn Jordan from Kermit L. Jordan and Pansey M. Jordan, by Deed dated June 15, 2001, of record in the aforementioned Clerk's office in Deed Book 2528, at Page 229. And being the same property conveyed to John Morgan and Andrea Morgan by Deed dated November 9, 2022 from Kenneth Ray Jordan and Debra Lynn Jordan of record in the aforesaid Clerk's office in Deed Book 3147 at page 703. At the time of the execution of the Deed of Trust, this property was reported to have an address of: 381 Midway Dr, Charleston, WV 25312. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk's Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
