NOTICE OF TRUSTEE’S SALE Under authority of that certain Deed of Trust dated November 3, 2014, from Randall Shawn Grogg, Tabetha Christine Grogg and David W. Riffle to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Lewis County, West Virginia in Trust Deed Book No. 410, at page 39, securing a promissory note in the principal amount of $59,069.28, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Lewis County Courthouse in Weston, West Virginia on November 4, 2025 at 12:00 p.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, that certain lot or parcel of real estate with the improvements thereon and the appurtenances thereunto belonging, more particularly bounded and described as follows, viz: All that certain lot or parcel of land with all improvements and appurtenances thereunto belonging, situate in Randolph and Lowthers Addition, in the town of Jane Lew, in Hackers Creek District, Lewis County, West Virginia, and more particularly bounded and described as follows: Beginning at a 5/8 inch rebar set on the southern right of way of First Street, in the line of WE & SL Riffle and Lot 17, from which point a 3 inch iron pipe found bears N 44-24-48 W, 88.08 feet and a 1/2 inch rebar found bears N 17-35-20 E, 25.08 feet; Thence with a line with said First Street southern right of way, S 44-24-48 E, passing a corner to Lot 18, in all a total distance of 88.08 feet to a 5/8 inch rebar set, a common corner with DW Riffle, Lot 19, from which point a brick pillar found bears S 44-36-35 E, 115.67; Thence with a line with said DW Riffle, Lot 19, S 39-06-46 W, 75.49 feet to a concrete WV DOH right of way marker on WV State Route 7; Thence with a line with said WV State Route 7 right of way, N 50-50-50 W, passing a corner to said Lot 17, in all a total distance of 71.42 feet to a 5/8 inch rebar set, in the line of said WE & SL Riffle and Lot 17, N 28-26-14 E, 86.88 feet to the point of beginning, containing 6,351.99 sq. ft., more or less, as surveyed in October, 2011, by Gilbertson Hogan Associates, of Weston, West Virginia, and shown on a plat of said survey. Being a part of those certain parcels of real estate, Lots 17 & 18, as shown on a plat of “Randolph and Lowthers First Addition to Jane Lew, West Virginia”, of record in the Office of the Clerk of the County Commission of Lewis County, West Virginia, in Plat Book 1, at page 39. Together with a certain 2015 CMH Manufactured Home, Serial No. CWP026943TNAB. Being the same property conveyed from Emma Lea Riffle Straley, et. al. to David W. Riffle, Tabetha C.
