NOTICE OF TRUSTEE'S SALE NOTICE OF TRUSTEE'S SALE is hereby given pursuant to and by the virtue of the authority vested in the Substitute Trustee, Pill & Pill, PLLC, by that certain Deed of Trust dated September 13, 2024, executed by the Borrowers, Tristan Lee Fultz, to First American Title Insurance Company, the Trustee, of record in the Office of the Clerk of the County Commission of KANAWHA County, West Virginia, in Book 4711 Page 223. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 120 Pennsylvania Avenue North, Saint Albans, West Virginia 25177. Pill & Pill, PLLC was appointed as Substitute Trustee by a SUBSTITUTION OF TRUSTEE dated September 22, 2025, of record in the Clerk's Office in Book 4769, at Page 983. The Borrowers defaulted under the Note and Deed of Trust and the Substitute Trustee has been instructed to foreclose under the Deed of Trust. Sharpe, C.E., dated December 1, 1958, and recorded in the office of the Clerk of the County Commission of Kanawha County, West Virginia, in Photostatic Map Book 19, page 64, and being more particularly bounded and described as follows: BEGINNING at an iron pin located at the southeasterly corner of said Lot No. 10 of the East Marlaing Addition, which said point of beginning is also located in the northerly line of Lot No. 4 of said Addition and also at the northeasterly terminus of Pennsylvania Avenue, North; thence leaving said point of beginning and running with the northerly line of said Pennsylvania Avenue, North, N. 29 13' W., a distance of 45 feet to an iron pin located at the northwesterly corner of said Lot No. 10, which is also located at the southeasterly corner of Lot No. 63 of the Marlaing Addition as shown upon the map or plat thereof recorded in the aforesaid Clerk's Office; thence running with the westerly line of said Lot No. 10, N. 56 09' E., a distance of 115.5 feet to an iron pin located at the southwesterly corner of that portion of said Lot No. 19 heretofore conveyed to Lowell Clayton White and Billy Lee Sanson, single, by deed dated April 16, 1959, and recorded in the aforesaid Clerk's Office in Deed Book 1275, at page 168; thence running with the common division line between the property herein conveyed and the parcel so conveyed to Lowell Clayton White, S. 31 03' E., a distance of 45 feet to an iron pin located at the northwesterly corner of Lot No. 6 of said East Marlaing Addition; thence running S. 56 09' W., a distance of 116.9 feet to the place of beginning.
