TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated May 6, 2024, and duly recorded in the Office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed of Trust Book 1512, at Page 423, Seth Patrick Reed did convey unto George A. Metz, Jr., Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Harrison County Courthouse, in Clarksburg, West Virginia, on November 12, 2025, at 3:33 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Simpson-Bridgeport District, Harrison County, West Virginia, and more particularly described as follows: All of the following described lot or parcel of real estate, together with the buildings and improvements thereon and appurtenances thereunto belonging, situate on the southern side of Newton Street in the Town of Bridgeport, Simpson District, Harrison County, West Virginia, more particularly bounded and described as follows: BEGINNING at an iron pin at the northeastern corner of a lot conveyed by Charles M. Satterfield and Eleanor M. Satterfield, his wife, to Presley Guin Nicholson, Jr., and Edith Lucille Nicholson, his wife, by deed dated July 1, 1953, and of record in the office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed Book No. 737, at page 75, and running thence with the southern line of Newton Street N. 85 06′ E. 127.21 feet to an iron pin in the northwestern corner of Lot No. 10, as shown upon the plat of the property owned by Charity N. Johnson Heirs hereinafter mentioned; thence with the western line of said Lot No. 10, S. 1 35′ W. 70.30 feet to the northeastern corner of lot now or formerly owned by A. L. Pois or Pious; thence with the northern line thereof S. 85 30′ W. 126.54 feet to the southeastern corner of said lot conveyed to Presley Guin Nicholson, Jr. and Edith Lucille Nicholson; thence with the eastern line thereof N. 1 06′ W. 69.50 feet to the place of beginning, as shown upon a certain plat or survey of said lot made by Horner Brothers Engineers, of record in said County Clerk’s Office in Deed Book No. 767, at page 468, and being the eastern part of Lot No. Nine (9) as shown on plat of the property owned by Charity N. Johnson Heirs, which said plat is of record in said County Clerk’s office in Deed Book No. 631, at page 430. And being the same real estate conveyed to Grantors by Deed to be recorded contemporaneously herewith. Grantors further Grant and Convey to Grantee any and all right, title and interest they may have to any rights of ways or easements incident to their ownership of the above described real estate. THIS conveyance is made subject to all valid exceptions, reservations, restrictions, conditions, easements, rights of way or other servitudes, if any, made retained or created in prior Deeds of record in the chain of title to the property herein conveyed. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 237 Newton Avenue, Bridgeport, WV 26330. AND BEING the same real estate which was conveyed to Seth Patrick Reed, by Deed dated May 1, 2024, from Justin Rogers and Mark Rogers, Jr., and recorded in the Office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed Book 1773, at Page 1154. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
