NOTICE OF TRUSTEE SALE OF VALUABLE REAL ESTATE Pursuant to the authority vested in the undersigned by deed of trust dated the 10th day of November, 2023, signed by Michael Eric Ankrom, as Sole Member of AT Investments LLC to Golden & Amos, PLLC, Trustee, per Court Order entered on May 27, 2025, which said deed of trust is of record in the Office of the Clerk of the County Commission of Cabell West Virginia, in Trust Deed Book 2943 at page 197, and Golden & Amos, PLLC, Trustee having been requested so to do by the Secured Creditor, and default having been made under the terms and conditions of said deed of trust, and the provisions in said deed of trust concerning acceleration having been complied with by the Secured Creditor and present holder of the note, said Trustee will sell at public auction at 1:15 o'clock p.m. on the 13TH DAY OF NOVEMBER 2025 at the front doors of the Courthouse in Cabell County in Huntington, West Virginia located at 750 5th Avenue, Huntington, WV, the following described real estate located in County of Cabell, State of West Virginia as follows: The following described lot, piece or parcel of land, together with all buildings and improvements thereon and the appurtenances thereunto belonging, situate in the City of Huntington, Gideon District, Cabell County, West Virginia, being a lot 30 x 100 feet, and more particularly bounded and escribed as follows: Beginning at a point in the west line of Bernie Elliott, 100 feet from a point in the north line of 7th Avenue and a common corner to Hager and Elliot; thence due north 100 feet to a 20 foot alley; thence running due west parallel with the line of said alley 30 feet; thence running south 100 feet, parallel with the Hager Elliott line to a point; thence 30 feet parallel to the line of 7th Avenue to the place of beginning, being a lot 30 x 100 feet; subject to an easement for a driveway or passageway over the westerly 8 x 115 feet of the rear thereof. And All that certain real estate together with the improvements thereon and the appurtenances thereunto belonging situate in the City of Huntington, Cabell County, West Virginia, and being more particularly described as follows: Being the east six (6) feet of Lot Number Eight (8), and the west twenty-five feet of Lot Number Nine (9), in Block Number Three Hundred Nineteen (319), as the same are shown and designated on the Map of Buffington Addition to the City of Huntington, to the City of Huntington, which map was filed in the Office of the Clerk of the County Commission of Cabell County, West Virginia, on July 5, 1902. Such parcel is parcel of land being 31 feet by 85 feet. It is the intention of this notice to sell the secured property by proper description as was intended to be transferred and conveyed in the aforesaid deed of trust. The above described real estate is reported to have a mailing address of: 1745 Buffington Avenue, Huntington, WV 25703 and 1825 Buffington Avenue, Huntington, WV 25703 TERMS OF SALE: Cash in hand on day of sale or within 30 days of date of sale upon terms to be agreed upon between Trustee and successful bidder, time being of the essence; payment for unpaid real estate taxes to be assumed by the purchaser. The Trustee does not warrant title or fitness to this property; it is being purchased as is; this is a buyer beware sale and any buyer is advised to retain counsel before the sale. If there is any part of the process of sale which is found to be objectionable, the Trustee reserves the right to cancel the sale. No purchaser should take possession or make improvements in the premises until the Trustee deed is delivered or recorded.
