NOTICE OF TRUSTEE’S SALE NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, Pill & Pill, PLLC, by that certain Deed of Trust dated March 31, 2023, executed by Borrower, Steven W Jordan, to Daniel T. Baker, the Trustee of record in the office of the Clerk of the County Commission of Harrison County, West Virginia, in Book 1494, at Page 320. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 111 Romano St, Nutter Fort, WV 26301. Pill & Pill, PLLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated April 11, 2025, of record in the Clerk’s Office in Book 1529, Page 1081. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Harrison County, in Clarksburg, West Virginia, on the following date: November 12, 2025, at 3:29 p.m. All the following described real estate, together with the buildings and improvements thereon and appurtenances thereunto belonging, situate in the City of Nutter Fort, Clark District, Harrison County, West Virginia, being designated as part of Lots Nos. 130 and 131 on a map or plat entitled “Map of the White Addition to the City of Clarksburg”, which map or plat is of record in the Office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed Book 226, at Page 1, and which lot is more particularly bounded and described as follows: Beginning at an iron pin in the southwesterly line of a 20 foot alley, said point being a common corner of Lots Nos. 129 and 130; thence with the common line of Lots Nos. 129 and 130 S. 50 15` W. 75.00 feet to an iron pin at the easterly corner of Lot A” as conveyed by Wilma M. Ramsey to Connie J. Rohrbough by deed dated May 4, 1995, and of record in said Clerk`s Office in Deed Book 1265, at Page 149; thence with the line of Lot “A” N. 39 45` W. 53.00 feet to a track spike at the northerly corner of Lot “A”; thence with a line parallel to the original boundary line between Lots Nos. 130 and 131 N. 50 15` E. 75.00 feet to a track spike in the southwesterly line of said 20 foot alley; thence with said alley S. 39 45` E. 53.00 feet to the point of beginning, containing 3,975 square feet, more or less, and being Lot “B” on a plat entitled “Plat of Survey Showing Subdivision of Part of Lots Nos. 130 and 131 into Lots “A” and “B”, White Addition, City of Nutter Fort, Clark District, Harrison County, West Virginia.” TOGETHER WITH the right of way and easement within and upon a portion of Lot No. One Hundred Thirty One (131) of White Addition, which right of way and easement shall be situate along the boundary line between Lots Nos. One Hundred Thirty (130) and One Hundred Thirty One (131) entering said Lot One Hundred Thirty One (131) from the rear from Romano Street, and which right of way and easement shall consist of a strip of land having a uniform width of four and one-half (4 1/2) feet along said boundary lines between said Lots One Hundred Thirty (130) and One Hundred Thirty One (131), beginning at Romano Street and running along said boundary line a distance of fifty (50) feet. And being the same real estate conveyed to Grantors by Deed recorded in Deed Book 1751, at Page 1035, in the office of the Clerk of the County Commission of Harrison County, West Virginia. Grantors further Grant and Convey to Grantee any and all right, title and interest they may have to any rights of ways or easements incident to their ownership of the above described real estate. THIS conveyance is made subject to all valid exceptions, reservations, restrictions, conditions, easements, rights of way or other servitudes, if any, made retained or created in prior Deeds of record in the chain of title to the property herein conveyed. TERMS OF SALE: 1) The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property. 2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code 11-22-1. 3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale. 4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee. 5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY. 6) The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
