TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated May 2, 2019, and duly recorded in the Office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed of Trust Book 1401, at Page 154, Timothy S. Wetzel and Roseann G. Wetzel did convey unto Todd Taylor and Dan Kenedy, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Harrison County Courthouse, in Clarksburg, West Virginia, on December 9, 2025, at 3:20 PM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Clark-Clarksburg District, Harrison County, West Virginia, and more particularly described as follows: All those two certain lots or parcels of land situate on the easterly side of South Chestnut Street in the City of Clarksburg, Clark District, Harrison County, West Virginia, and more particularly bounded and described as follows: FIRST PARCEL: BEGINNING at a stake in the easterly line of Chestnut Street, an original corner between Lots Nos. 12 and 13 of Ryan Addition, and running thence with the division line between said two lots, S. 57-00 E. 150.00 feet to an iron pin in the westerly line of Kramer Drive; thence therewith S. 33-00 W. 25.00 feet to an iron pin corner to Lot “A”; thence with two lines thereof, N. 57-00 W. 75.00 feet to an iron pin; thence therewith S. 33-00 W. 56.20 feet to a stake corner to Lot “B”; thence with division line between Lot “C” and Lot “B”, N. 57-00 W. 75.00 feet to a stake in the easterly line of Chestnut Street; and thence running therewith N. 33-00 E. 81.00 feet to stake, the place of beginning, being part of Lots Nos. Thirteen (13), Fourteen (14), and Fifteen (15) of Ryan Addition, as shown on a plat thereof of record in the Office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed Book No. 616, at Pages 213 and 214, being further Lot “C” as shown upon a plat accompanying Deed to Philip W. Wiseman and Dorothy Wiseman, his wife, by John F. Skinner and Betty J. Skinner, his wife, dated 28th day of April, 1961, of record in said Clerk’s Office in Deed Book No. 849, at Page 135, to which reference is made for a more particular description. SECOND PARCEL: BEGINNING at a stake in the northeast corner of the three lots conveyed to C. Gideon Wiseman by Claude J. Ryan and wife, by Deed dated the 5th day of October, 1927; thence with the north line of said lots, N. 57 W. 150 feet to the east side of Chestnut Street; thence with same S. 33 W. 50 feet to stake corner to one of three lots; thence with a line of adjoining lot, supposed to be No. 13, S. 57 E. 150 feet to the corner of said lots; thence N. 33 E. 50 feet to the beginning. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 805 South Chestnut Street, Clarksburg, WV 26301. AND BEING the same real estate which was conveyed to Timothy S. Wetzel and Roseann G. Wetzel, by Deed dated June 30, 2006, from Edward J. Wetzel and Allison J. Wetzel, and recorded in the Office of the Clerk of the County Commission of Harrison County, West Virginia, in Deed Book 1392, at Page 435. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
