TRUSTEE'S SALE OF VALUABLE REAL ESTATE The undersigned Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated June 27, 2023, and duly recorded in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Book No. 4649, at Page 847, Jeffrey Alan Taylor and Candace Leigh Taylor did convey unto Seneca Trustees, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by Capital One, N.A. to foreclose thereunder, will offer for sale at public auction at the front door of the Kanawha County Courthouse in Charleston, West Virginia, on December 15, 2025 at 1:00 PM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 12 – Chas W District, Kanawha County, West Virginia, and more particularly described as follows: All that certain piece or parcel of land, together with the appurtenances thereunto belonging, situate in the City of Charleston, Kanawha County, West Virginia, being all of Lots "A" and "B", all of that 5 foot right of way lying between Lots "A" and "B", and parts of Lots Nos. 10, 11, 12, and 13, all in Block "O" of the Resubdivision of Allen Addition, said Lots "A" and "B" and said 5 foot right of way being shown on a map of the resuddivision of parts of Lots 11, 12, 13 and 14 and all Lots 40, 41, 42, 43 and 44 of Block "O" of the Resubdivision of the Allen Addition, of record in the Office of the Clerk of the County Commission, Kanawha County, West Virginia, in Photostatic Map Book 9 at page 52, and said parts of Lots 10, 11, 12 and 13 being shown upon a map of resubdivision of the Alien Addition, of record in the aforesaid Clerk's Office in Photostatic Map Book 6, at page 111, said parcel of land being more particularly bounded and described as follows: Beginning at an iron pin in the easterly line of Woodbine Avenue located S. 20 degrees 30' W. a distance of 20 feet from the front common corner to Lots Nos. 10 and 11 of Block "O" of said resubdivision of the Allen Addition, as shown on the map of record in Photostatic Map Book 6, at page 111; thence running with the said easterly line of Woodbine Avenue, N. 20 degrees 30' E. a distance of 110 feet to an iron pin in the front line of Lot No. 13, located 10 feet from the common corner to Lots Nos. 12 and 13; thence running in a line through part of Lot No. 13, parallel to and 10 feet distant from the common division line, between Lots Nos. 12 and 13, S. 69 degrees 30' E. a distance of 72 feet; thence running S. 20 degrees 30' W. a distance of 110 feet, more or less, to a line running through Lot 10 Block "O" of said Allen Addition located twenty (20) feet distant from the common division line between said Lots Nos. 9 and 10, Block "O" of said Allen Addition; thence running through Lot No. 10 parallel and 20 feet distant from the common division line between said Lots Nos. 9 and 10, N. 69 degrees 30' W. a distance of 72 feet to the place of beginning. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in "AS IS" condition.
