TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated March 8, 2022, and duly recorded in the Office of the Clerk of the County Commission of Taylor County, West Virginia, in Document No. 202200001659, in Book No. 400, at Page 351, Jeffrey Pauletta did convey unto Investors Title Insurance Company, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by NewRez LLC d/b/a Shellpoint Mortgage Servicing to foreclose thereunder, will offer for sale at public auction at the front door of the Taylor County Courthouse Annex in Grafton, West Virginia, on January 7, 2026 at 10:30 AM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in 07 – Knottsville District, Taylor County, West Virginia, and more particularly described as follows: All of the following described lot or parcel of real estate, together with the improvements thereon and appurtenances thereunto belonging, situate on West Virginia Secondary Route 48, Knottsville District, Taylor County, West Virginia, and being more particularly described by survey as follows: BEGINNING at a found 1/2-inch rebar located on te westerly right of way of Route 48, a corner for the lands of Otis V. and Brenda K. Eltzeroth (D.B. 282 at P. 491); thence leaving the said lands of Eltzertoth and with the westerly right-of-way of Route 48 for four calls. S 04º 55′ E. 33.1 feet to a point; thence S 00º 05′ W. 110.8 feet to a point; thence S 01º 07′ E. 76.0 feet to a point; thence S 05º 00′ E 21.9 feet to a set 5/8-inch with Shumate cap, a corner for the remaining land of Thomas A. and Donna J. S 87º 51′ E. 238.8 feet to a set 5/8-inch rebar with Shumate cap located on the line of the land of John Cochran (D.B 304 P. 547); thence leaving said remaining lands of Hart and with the lands of Cochran for one call. N 73º 47′ E. 70.2 feet to a found 1/2-inch rebar, a corner for the aforesaid lands of Eltzeroth; thence leaving the said lands of Cochran and with the lands of Eltzeroth for two calls. S 15º 01′ E. 240.7 feet to a found 1/2-inch rebar; thence N 61º 07′ E. 164.9 feet to the place of beginning, containing 1.53 acres of land, more or less, as surveyed by David N. Shumate, P.S. No. 2171, of Clarksburg, West Virginia, and as shown on the plat of survey recorded as part and parcel to that Deed dated February 3, 2011 and of record in the Office of the Clerk of the County Commission of Taylor County, West Virginia Deed Book 319, at Page 485 and made part of this description. Being the same parcel of real estate conveyed unto Amanda K. Ruggiero and Christopher Hoff from Mitchell T. Gregory and Britney L. Gregory, by deed dated May 15, 2020, and of record in the said Clerk’s Office in Deed Book 370, at page 651. At the time of the execution of the Deed of Trust, this property was reported to have an address of: 1272 Haislip Farm Rd, Grafton, WV 26354. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk’s Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
