TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated January 10, 2005, and duly recorded in the Office of the Clerk of the County Commission of Wayne County, West Virginia, in Deed of Trust Book 606, at Page 688, Linda Ruth Morrow did convey unto Richard A. Pill, Esq., Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wayne County Courthouse, in Wayne, West Virginia, on March 6, 2026, at 11:46 AM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Ceredo District, Wayne County, West Virginia, and more particularly described as follows: All the following described real estate situate in Wayne County, West Virginia, on Twelve Pole Creek, in Ceredo District, bounded and described as follows, to-wit: BEGINNING at an iron stake on the northwest side of a small drain, about two feet north of a large walnut tree, and corner to both the 40 foot and 16 foot easement strips, and with the northwest side of said drain, S. 60 W. 145 feet to the Flowers lot and with the line of same, N. 75-1/4 W. 324 feet to a stake at Twelve Pole Creek; thence with same N. 21 E. 150 feet to a stake; thence leaving said creek S. 74-1/4 E. 407 feet to an iron pipe; thence across the driveway, S. 14-1/4 W. 46 feet to the BEGINNING, containing one and one-fourth (1.25) acre, more or less; together with the easements shown on map recorded in Deed Book 353, Page 268. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 2189 Spring Valley Drive, Huntington, WV 25701. AND BEING the same real estate which was conveyed to Linda Ruth Morrow, by Deed dated January 10, 2005, from Joseph G. Corey, and recorded in the Office of the Clerk of the County Commission of Wayne County, West Virginia, in Deed Book 636, at Page 611. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
