TRUSTEE’S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated August 23, 2021, and duly recorded in the Office of the Clerk of the County Commission of Wayne County, West Virginia, in Deed of Trust Book 840, at Page 503, James T. Pinson did convey unto Flynn, Max, Miller & Miller, L.C., Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Wayne County Courthouse, in Wayne, West Virginia, on March 6, 2026, at 11:44 AM The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Huntington (West Moreland) District, Wayne County, West Virginia, and more particularly described as follows: All that certain lot, piece or parcel of land, situate in the City of Huntington, Wayne County, West Virginia, known and designated on the Revised Map of Hyde Park Heights, filed in the office of the Clerk of the County Commission of Wayne County, West Virginia and recorded therein in Deed Book No. 100, at page 31, as Lot Number Ninety-four (94); subject, however, to that certain easement for sewer line, conveyed by Lewis Puthoff and Margaret Puthoff, husband and wife, to the City of Huntington, by deed dated May 31, 1961 and recorded in the aforesaid Clerk’s Office in Deed Book No. 319, at page 309. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 249 Kentucky Street, Huntington, WV 25704. AND BEING the same real estate which was conveyed to James T. Pinson, by Deed dated July 30, 2021, from Michael Williams and Jennifer Williams fka Jennifer Green, and recorded in the Office of the Clerk of the County Commission of Wayne County, West Virginia, in Deed Book 757 at Page 823. The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
