The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated May 29, 2020, and duly recorded in the Offi ce of the Clerk of the County Commission of Grant County, West Virginia, in Deed of Trust Book 295, at Page 221, James Vanmeter did convey unto Keaton, Frazer & Milleson, Trustee, certain real property described in said Deed of Trust; and the benefi ciary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk’s Offi ce; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder,

will offer for sale at public auction at the front door of the Grant County Courthouse, in Petersburg, West Virginia, on March 18, 2026, at 11:30 AM

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Petersburg District, Grant County, West Virginia, and more particularly described as follows: All of the following described lots or parcels of land situate in the Town of Petersburg, Grant County, West Virginia, and more particularly described as follows:

“TRACT NO. 1 – LOT No. 77, in EASTERN ADDITION ENLARGED, to the Town of Petersburg, said Lot No. 77 fronting 50 feet on North Avenue of said addition and extending back with an even width of 50 feet for 150 feet to Aley H in said Addition, a map or plat of which Eastern Addition is of record in Offi ce of the Clerk of the County Court of Grant County, West Virginia, in Map Book 29 at Page 347. Said Plat is by reference made a part hereof for all pertinent and proper reasons, including a more particular metes and bounds description of said real estate.

TRACT NO. 2 – LOT No. 78, in EASTERN ADDITION ENLARGED, to the Town of Petersburg, this lot fronting 50 feet on North Avenue of said addition and extending back with an even width of 50 feet for 150 feet to Aley H in said Addition, a map or plat of which Eastern Addition is of record in Offi ce of the Clerk of the County Court of Grant County, West Virginia, in Map Book 29 at Page 347. Said Plat is by reference made a part hereof for all pertinent and proper reasons, including a more particular metes and bounds description of said real estate.”

Said real estate is depicted on the Grant County Land Books as District 4, Tax Map 2, Parcels 66 and 67, respectively. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 14 North Avenue, Petersburg, WV 26847.

AND BEING the same real estate which was conveyed to James F. Vanmeter, by Deed dated April 24, 2020, from Mary Kathryn Haynes, heir of Mary H. Sherman, and recorded in the Offi ce of the Clerk of the County Commission of Grant County, West Virginia, in Deed Book 293, at Page 198.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes. The subject property will be sold in “AS IS” condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
