SUBSTITUTE TRUSTEE'S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested by that certain Deed of Trust dated September 15, 2014, and of record in the Office of the Clerk of the County Commission of Kanawha County, West Virginia, in Trust Deed Book 4067, at page 959. In which Tiffany Harding and Alex Kimble did convey unto George A. Metz, Jr., Trustee, for James L. Skidmore and Karen S. Skidmore, beneficiary of said deed of trust, did further elect and appoint O. Gay Elmore, Jr., as Substitute Trustee, by a Substitution of Trustee dated March 23, 2026, and recorded in the aforesaid Clerk's Office in Trust Deed Book 47969, at page 330, on March, 24, 2026, of said deed of trust. Default having been made under the aforementioned Deed of Trust, and the undersigned Trustee having been instructed by the secured party to foreclose pursuant to said deed of trust, will offer for sale at public auction, at the front door of the Cabell County Courthouse, in Huntington, West Virginia, on May 1, 2026 at 9:30 am, the following described property: All that certain lot or parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, situate in the City of Charleston, Kanawha County, West Virginia, being all of Lot No. Twenty-Seven (27) and part of Lot No. Twenty-Eight (28) adjoining Lot No. 27, in Block "O" of the Resubdivision of the Allen Addition to the City of Charleston, as shown and designated on the map of the resubdivision of the Allen Addition to the City of Charleston, made by F. E. Hinkle, C.E., dated May, 1926, and filed and recorded in the office of the Clerk of the County Commission of Kanawha County, West Virginia, in Map Book No. 6, at page 111, and being more particularly bounded and described as follows, to-wit:: BEGINNING at an iron pin in the western line of Jane Street the common corner of Lots Nos. 26 and 27 of said Block "O" of said Resubdivision, said beginning point being also located N. 20 31' E. 83.20 feet from a set stone in the western line of Jane Street and in the eastern line of Lot No. 25, near the intersection of Albert Street with Jane Street; thence with the common division line between Lots Nos. 26 and 17, N. 69 30' W. 84.98 feet to an iron pin in the eastern line of Albert Street at the corner of Lots Nos. 26 and 27; thence with the eastern line of Albert Street and the western lines of Lots Nos. 27 and 28 N. 1 23' E. 67.08 feet to an iron pin; thence S. 74 06' E. 77.50 feet; thence 69 30' E 28.50 feet to an iron pin in the western line of Jane Street; thence with the western line of Jane Street, S. 20 30' W. 70 feet to the place of beginning; And being the same property originally conveyed to Tiffany Harding and Alex Kimble by Deed dated September 15, 2014 from James L. Skidmore and Karen S. Skidmore by James L. Skidmore, her Attorney-in-Fact, of record in the Office of the Clerk of the County Commission of Kanawha County in Deed Book 2897, at page 122; the said Alex Kimble having conveyed his interest in the subject property to A & M Properties and Investments LLC, by Deed dated August 11, 2021, of record in the Office of the Clerk of the County Commission of Kanawha County, West Virginia in Deed Book 3107, at page 955. At time of execution of the Deed of Trust property was reportedly as having an address of: 610 Albert Street, Charleston, WV. The property tax identification number is TAX MAP 8; PARCEL 177. The above real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservation which may be a matter of record in the aforesaid Clerk's Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property. TERMS OF SALE: Ten percent (10%) of sale price down, cash or certified funds, with the remaining balance due in thirty (30) days. FEDERAL TAX LIEN: In the event that there are any Federal Tax Liens against the property, the United States would have the right to redeem the property within a period of 120 days from the date of such sale or the period allowable for redemption under local law, whichever is longer. Pursuant to the Deed of Trust, the Trustee may postpone the sale by public announcement at the time and place designated or by posting notice of the same, and act by agent in the execution of the sale.
