NOTICE OF TRUSTEE’S SALE Under authority of that certain Deed of Trust dated May 4, 2016, from Samuel Glenn McDaniel Jr. to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Lewis County, West Virginia in Trust Deed Book No. 420, at page 256, securing a promissory note in the principal amount of $80,785.97, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Trustee will offer for sale at the front door of the Lewis County Courthouse in Weston, West Virginia on April 22, 2026 at 12:00 p.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, that certain lot, tract and parcel of land, together with the improvements thereon and the appurtenances thereunto belonging, as follows: Situate in Hackers Creek District, Lewis County, West Virginia, and being more particularly bounded and described as follows: THIRD TRACT: A lot or parcel of land situate at the end of Oak Street of Hidden Valley Estates Subdivision, approximately 4300 feet north of the Jane Lew Exit of Interstate 79, on the waters of Hackers Creek in Hackers Creek District of Lewis County, West Virginia, and being more particularly bounded and described as follows: Beginning at a point, not set, in the centerline of said Oak Street, corner to Lot 21, Lot 20 and Lot 28; thence leaving Lot 21, Lot 20 and said Oak Street, and with Lot 28 one line, N. 49 20′ 20″ W. at 15.0 feet passing through 1 5/8-inch by 30-inch iron rebar (set), hereinafter referred to as an “I.P.S.”, on the west edge of a 30-foot right-of-way (r-o-w) for said Oak Street, in all, 317.59 feet to an I.P.S.; thence N. 40 39′ 50″ E. 196.55 feet to an I.P.S.; thence S. 49 20′ 20″ E. 361.54 feet to an I.P.S., corner to Lot 21; thence with Lot 21 one line, E. 53 16′ 00″ W. 201.40 feet to the beginning, containing 1.53 acres (66,740.4 square feet), more or less, as surveyed by Central Surveying & Construction, Inc. of Exchange, West Virginia, and designated as Lot 29 on a map entitled “PLAT OF SUBDIVISION SURVEY FOR HIDDEN VALLEY ESTATES”, (Phase I). Thence with Helmick N38 -58′-44″W, at 15.65 feet passing through a 5/8 X 30-inch Rebar set with cap marked “Westfall PS 645 SU” hereinafter referred to as (RBS) on the North r.o.w. of Oak Street, a thirty (30) foot r.o.w., in all, 317.66 feet to a 5/8-inch Rebar found in line of Mike Ross, Inc. (DB 712 PG 409). Thence with Mike Ross, Inc. N51 -01′-26″E, 165.25 feet to a RBS at a corner of Samuel Glenn McDaniel, Jr. (DB 713 PG 53 the tract of which this survey is a part). Thence through and with Samuel Glenn McDaniels, Jr. tract with one new division line S11 -32′-19″E, and running three West of and Parallel with a Fence and at 342.78 feet passing through a (RBS) on the North r.o.w. of Oak Street, in all 357.92 feet to the place of Beginning containing 0.603-acres, more or less as surveyed by Westfall Land Surveying, 3080 Exchange Road Exchange, WV 26619 Ph. 304-765-2470). Being part of the property conveyed from Robin M. Belanger and Robert S. Hinderliter to Samuel Glenn McDaniel Jr. by Deed dated April 29, 2016, of record in the aforesaid Clerk’s office in Deed Book No. 713, at page 53.
