NOTICE OF TRUSTEE’S SALE NOTICE OF TRUSTEE’S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated March 31, 2022, executed by Borrower(s), Courtney Adkins , to Andrew C. Skinner, the Trustee of record in the office of the Clerk of the County Commission of Wayne County, West Virginia, in Book 850, at Page 186. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 631 Chestnut St, Kenova, WV 25530. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated March 12, 2026, of record in the Clerk’s Office in Book 889, Page 938. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Wayne County, in Wayne, West Virginia, on the following date: 28th day of April, 2026 at 11:40 a.m. All that certain lot, piece or parcel of land situated in the City of Kenova, Wayne County, West Virginia, known and designated on a map of Plat Number 3 of the City of Kenova, a copy of which was filed in the Wayne County Court Clerk`s Office on 10th January 1914, as LOTS Numbers 19, 20, 21 and 22, BLOCK Number 65, and being more particularly described as follows: BEGINNING at a point in the north line of Chestnut Street at the corner between Lots 18 and 19, as shown on said map, which point is easterly 50 feet from the point of intersection of the said line of Chestnut Street with the east line of Seventh Street; thence with the said line of Chestnut Street, easterly 100 feet, thence northerly and parallel to the said line of Seventh Street, 100 feet to a point in the south line of a 20 foot alley; thence with said alley line, westerly 100 feet; thence southerly and parallel to the said line of Seventh Street, 100 feet to the, point of BEGINNING. EXCEPTING AND RESERVING the following described real estate: All those certain lots, pieces or parcels of land situated in the City of Kenova, Wayne County, West Virginia, known and designated on a map of Plat Number 3 of the City of Kenova, a copy of which map was filed in the Wayne County Court Clerk`s Office on 10 January 1914 as LOTS Numbers TWENTY ONE (21) and TWENTY-TWO (22), BLOCK Number 65, and being more particularly described as follows: BEGINNING at a point in the north line of Chestnut Street at the corner between Lots 20 and 21, as shown on said map, which point is easterly 100 feet from the point of intersection of the said line of Chestnut Street with the east line of Seventh Street; thence with the said line of Chestnut Street; easterly 50 feet; thence northerly and parallel to the said line of Seventh Street, 100 feet to a point in the south line of a 20 foot alley; thence with said alley line, westerly 50 feet; thence southerly and parallel to the said line of Seventh Street, 100 feet to the point of BEGINNING. LSOT: Deed Book 560, Page 447, dated October 21, 1993. TERMS OF SALE: 1) The property will be conveyed in an “AS IS” physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk’s office or affecting the subject property. 2) The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code 11-22-1. 3) The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale. 4) The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee. 5) The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY. 6) Pursuant to the Financial Crimes Enforcement Network’s Residential Real Estate Reporting Rule (31 C.F.R. Part 1031), effective March 1, 2026, certain non-judicial foreclosure sales involving purchasers that are legal entities or trusts and that include cash consideration may be subject to federal reporting requirements. Any successful bidder that is a legal entity or trust and paying cash shall be required, as a condition of sale, to retain a licensed West Virginia attorney to conduct the closing, who shall be designated in writing as the Reporting Person responsible for all required FinCEN filings and record retention. Trustee shall not act as the Reporting Person and shall have no responsibility for compliance with FinCEN reporting requirements. 7) The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
