TRUSTEE'S SALE OF
VALUABLE REAL ESTATE

The undersigned Substitute Trustee, by virtue of the authority vested in it by that certain Deed of Trust dated November 30, 2018, and duly recorded in the Office of the Clerk of the County Commission of Marion County, West Virginia, in Deed of Trust Book 1212, at Page 501, Michael E. Gorbey did convey unto Larry F. Mazza and Richard A. Pill, Trustee, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, PLLC as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Marion County Courthouse, in Fairmont, West Virginia, on

April 30, 2026, at 4:38 PM

The following described real estate, with its improvements, easements and appurtenances thereunto belonging, situate in the Fairmont City District, Marion County, West Virginia, and more particularly described as follows:

All of those certain lots or parcels or real estate, together with all buildings thereon and all appurtenances thereunto belonging, situated in the City of Fairmont, Grant District, Marion County, West Virginia, and described as follows:

Lot No. 1 of the Scally Plan of Lots, beginning at a stake or iron pin in the southwestern line of a 15.03 foot private driveway or outlet and shown on a map as being 15.03 feet distant from the northwestern corner of the property now or formerly of Julian, and running thence with the southwestern boundary of said driveway, S. 49° 00' E. 122.01 feet to the common corner of Lot No. 1 and Lot No. 2; thence with the line of said two lots, S. 45° 24' 40" W. 113.82 feet to a stake at the eastern boundary of Maplewood Drive; thence with eastern boundary of Maplewood Drive, N. 31° 53' 20" W. 54.16 feet to a stake; thence continuing with Maplewood Drive with a curve to the right having a radius of 102.15 feet, 88.88 feet to a stake; thence leaving Maplewood Drive and running thence N. 44° 30' E. 39.97 feet to the place of beginning, as shown on that "Plat of Lot 1 Scally Plan of Lots" prepared by K & R Engineering Company dated October, 1994 and of record in the Office of the Clerk of the County Commission of Marion County, West Virginia in Deed Book 921, at page 933, together with the right to use the 15 foot driveway lying along the northern boundary of said lot hereby conveyed for ingress and egress to and from the property and Mary Lou Retton Drive and Maplewood Drive.

Being the same parcel of real estate conveyed from Anthony J. Julian and Frances K. Julian to the then acting Trustees of Saint Paul United Methodist Church by deed dated November 5, 1987 and recorded in the Office of the Clerk of the County Commission of Marion County, West Virginia in Deed Book 875, at page 1201. Life United Methodist Church is the successor church to Saint Paul United Methodist Church. By deed dated April 18, 2014, the acting Trustees of Life United Methodist Church. By deed dated April 18, 2014, the acting Trustees of Life United Methodist Church for the purpose of consolidating said parcels onto one deed. Said deed is of record in said Clerk's Office in Deed Book 1155, at page 541.

And being the same parcels of real estate conveyed to the Borrower(s)/Grantor(s) herein by deed to be recorded simultaneously herewith.

At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 221 Maplewood Drive, Fairmont, WV 26554.

AND BEING the same real estate which was conveyed to Michael E. Gorbey, by Deed dated November 15, 2018, from Ray Urse, Susan Riffle, Carlton Basnett, Lyle Dallison, Tim Slaughter, Cathy Slaughter and Rayman Richardson, Trustees of Life United Methodist Church, and recorded in the Office of the Clerk of the County Commission of Marion County, West Virginia, in Deed Book 1212 at Page 501.

The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.

The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.

TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
