NOTICE OF TRUSTEE'S SALE

Under authority of that certain Deed of Trust dated April 9, 2025, from Jonathan Taylor aka Jonathan Andrew Taylor, Reanna Dawn Taylor and Kimberly Dawn Taylor to Marc B. Lazenby, Trustee, of record in the office of the Clerk of the County Commission of Raleigh County, West Virginia on Roll No. 5085, at page 3658, securing a promissory note in the principal amount of $116,755.30 payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc, the undersigned Trustee will offer for sale at the front door of the Raleigh County Courthouse in Beckley, West Virginia on May 21, 2026 at 10:00 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, the surface of that certain tract or parcel of real estate, together with the improvements thereon and appurtenances thereunto belonging, situate on the waters of Maple Fork of Sand Branch of Paint Creek in Town District, Raleigh County, West Virginia, and being more particularly described as follows:

TRACT A:

BEGINNING at a 5/8 inch capped rebar set on the boundary line of Wanda Davis (Deed Book 691 Page 508, Town District Tax Map 5 Parcel 63); thence with Davis, North 09°04'10” East a distance of 533.77 feet to a 5/8 inch capped rebar set on the south right of way line of an undeveloped road; thence leaving Davis and with the right of way of the undeveloped road, North 78°59'20” East a distance of 216.00 feet to a 5/8 inch capped rebar set on the boundary line of Ina Canterbury (Roll 46 Page 203, Deed Book 5003 Page 3571, Town District Tax Map 8002 Parcels 58 and 59.1); thence leaving the right of way of the undeveloped road and with the Canterbury in part and Harry Newman (Deed Book 5006 Page 8356, Town District Tax Map 8002 Parcel 59) in part, South 08°23'00” West a distance of 594.95 feet to a 5/8 inch capped rebar set; thence leaving Newman and through the parent tract of Maxine Taylor (Roll 105 Page 1195, Town District Tax Map 5 Parcel 63.2), North 84°28'50” West a distance of 210.41 feet to the point of beginning, having an area of 2.678 acres more or less.

Together with a certain CMH Manufactured Home, Serial No. CLM114559TNAC.

Being the same property conveyed from Maxine Taylor to Jonathan Taylor and Reanna Dawn Taylor by Deed dated September 26, 2023, of record in the aforesaid Clerk's office on Roll No. 5081, at page 3717.
