NOTICE OF TRUSTEE'S SALE

NOTICE OF TRUSTEE'S SALE is hereby given pursuant to and by virtue of the authority vested in the Substitute Trustee, WV Trustee Services, LLC, by that certain Deed of Trust dated July 20, 2018, executed by Borrower(s), Joan Louise Neff, to Andrew C. Skinner, the Trustee of record in the office of the Clerk of the County Commission of Raleigh County, West Virginia, in Book 5067, at Page 9678. At the time of the execution of the Deed of Trust, this property was reported to have a mailing address of 1204 Overlook Dr, Beckley, WV 25801. WV Trustee Services, LLC were appointed as Substitute Trustees by APPOINTMENT OF SUCCESSOR TRUSTEE dated April 2, 2026 of record in the Clerk's Office. The borrower(s) defaulted under the Note and Deed of Trust and the Substitute Trustees have been instructed to foreclose under the Deed of Trust. Accordingly, the Substitute Trustees will sell the following described property to the highest bidder at the front door of the Courthouse of Raleigh County, in Beckley, West Virginia, on the following date:

13th day of May, 2026,
at 11:20 a.m.

The surface of that certain real estate located in TOWN DISTRICT, RALEIGH COUNTY, WEST VIRGINIA, and more particularly described as follows:

BEING the surface of those certain tract of land located in Town District, Raleigh County, West Virginia, and being more particularly described as follows:

TRACT NO. 1:

BEGINNING at a rebar found, said rebar is in the division line of Lot A-2 and A-l and said rebar is located in the rear of Lot A-2; thence N. 32° 06' 220 feet approximately to Stanaford Acres line thence N. 13° 57' W. 25.54 feet approximately to a point; thence S. 43° 30' W. 220 feet approximately to a lead plug found, said lead plug is in the rear of Lot A-2; thence with the rear lint of Lot A-2, S. 38° 16' E. 65.69 feet (N. 38° 16' W. 86.71 feet map) back to the place of BEGINNING and containing 0.211 acres, more or less, as shown on plat by Cody Surveying and Engineering Inc as surveyed by Bob Blackbum Scale 1" = 50' dated April 21, 1993.The subdivision meridian was used for this survey.

TRACT NO. 2:

BEGINNING at a rebar found, said rebar is in the Northern right of way of Overlook Drive and in the Division line of Lot A-l and A-2 of Stanaford Acres; thence with said division line, N. 32° 06' E. 216.59 feet to a rebar found at the top of a cliff; thence N. 38° 16' W. 65.69 feet to a lead plug in rock found, (N. 32° 16' W. 86.71 ft map) said lead plug is in the division line of Jose & Dolores Oyco (Lot 91 Stanaford Acres); thence with said line S. 43° 30' W. 243.30 feet to a pipe set in the Northern Right of Way of Overlook Drive; thence with Overlook Drive S. 57° 55' E. 110 feet back to the place of BEGINNING, and containing 0.455 acres, more or less, as shown on a plat by Cody Surveying and Engineering Services, Inc. as surveyed by Bob Blackbum Scale 1"= 50' dated April 21, 1993. The subdivision meridian was used for this survey.

And being the same property acquired by Joan Louise Neff, by Deed dated July 16, 2018, from Jorge Irving Almodovar, also known as Jorge I. Almodovar Flores, and Iraida E. Almodovar, recorded in the Office of the Clerk of the County Commission of Raleigh County, West Virginia in Book 5067, Page 9677.

TERMS OF SALE:

1)The property will be conveyed in an "AS IS" physical condition by Deed containing no warranty, express or implied, subject to the Internal Revenue Service right of redemption, all property taxes, prior Deeds, liens, reservations, encumbrances, restrictions, rights-of-ways, easements, covenants, conveyances and conditions of record in the Clerk's office or affecting the subject property.

2)The Purchaser shall be responsible for the payment of the transfer taxes imposed by the West Virginia Code § 11-22-1.

3)The Beneficiary and/or the Servicer of the Deed of Trust and Note reserve the right to submit a bid for the property at sale.

4)The Trustee reserves the right to continue sale of the subject property from time to time by written or oral proclamation, which continuance shall be in the sole discretion of the Trustee.

5)The Trustee shall be under no duty to cause any existing tenant or person occupying the property to vacate said property, and any personal property and/or belongings remaining at the property after the foreclosure sale will be deemed to constitute ABANDONED PROPERTY AND WILL BE DISPOSED OF ACCORDINGLY.

6)The total purchase price is payable to the Trustee within thirty (30) days of the date of sale, with ten (10%) of the total purchase price payable to the Trustee at sale.
