The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated March 23, 2018, and duly recorded in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Deed of Trust Book No. 1351, at Page 769, Brandon Austin and Katelyn Austin did convey unto Douglas Hayes, Trustee(s), certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Pill & Pill, LLC, as Substitute Trustee by a Substitution of Trustee recorded in the aforesaid Clerk's Office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by the secured party to foreclose thereunder, will offer for sale at public auction at the front door of the Mercer County Courthouse in Princeton, West Virginia, on

The following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in the Bluefield District, Mercer County, West Virginia, and more particularly described as follows:
All that certain lot or parcel of real estate situate within and corporate limits of the City of Bluefield, Mercer County, West Virginia, which lot or parcel of real estate is known and designated as the Western Portion of Lot 12, Section 1000, fronting on the east line of Walton Avenue, which lot is bounded and described as follows, to-wit:
BEGINNING at a point in the eastern line of Walton Avenue, S. 17° 06' E. 849.2 feet more or less, from the point of intersection of the eastern line of Walton Avenue with the southern line of College Avenue, said point being the southwest corner of Lot 11, Section 1000, known as the C.H. Hatcher lot; thence from said beginning point and along and with the southern line of Lot 11, Section 1000, N 71° 00' E. 165 feet to a point; thence S. 17° 06' E. 59.25 feet to a point in the northern line of Lot 13, Section 1000, known as the H.M. Ratcliff lot, thence along and with the northern line of Lot 13, Section 1000, S. 71° 00' W. 165 feet to a point in the eastern line of Walton Avenue at the northwest corner of Lot 13, Section 1000, thence along and with the eastern line of Walton Avenue, N. 17° 06' W. 59.25 feet to the point of beginning.
And being the same real estate conveyed to the Grantor herein by deed dated March 23rd 2018, of record in the Office of the Clerk of the Mercer County Commission, Mercer County, simultaneously herewith.
At the time of the execution of the Deed of Trust, this property was reported to have an address of: 2105 Walton Avenue, Bluefield, WV 24701.
AND BEING the same real estate which was conveyed to Brandon Austin and Katelyn Austin, by Deed dated March 23, 2018, from Zachary Scott Romano, and recorded in the Office of the Clerk of the County Commission of Mercer County, West Virginia, in Deed Book 1064 at Page 412.
The above-described property will be sold subject to any covenants, restrictions, easements, leases and conditions of record, and subject to any unpaid real estate taxes.
The subject property will be sold in "AS IS" condition. The Substitute Trustee shall be under no duty to cause any existing tenant or person occupying the subject property to vacate said property.
TERMS: Ten percent (10%) of the purchase price as a deposit with the balance due and payable within 30 days of the day of sale.
